Cyprus is a beautiful country with rich history, stunning landscape and marvelous beach¬es. The city of Limassol doesn’t differ, but much too often this paradise is disturbed by careless urban planning decisions. For us at Andrea Vattovani Architecture it is of utmost importance to create buildings which relate to their location in every way. In this case, a residential building tailored specifically for Limassol that feels like it has been part of the cityscape forever, timeless and beautiful. We always strive to find a connection with the surrounding area, it’s history and culture. Therefore, it seemed appropriate to work with the idea of treating the building as a large piece of stone from the quarry. The site is located next to the coastal road of the east side of Limassol, just a few meters from a stunning beach front, an area in
the region of the ancient city of Amathus. The limestone has always been a very significant material for the region and there have been several quarries around Limassol, dating back to ancient Greek and Roman times supplying cities not only of the region but worldwide. It was the main material used for a lot of the ancient temples and forts in Cyprus, so we wanted to relate to this tradition. By cutting the piece of stone and subtracting parts of it the final result resembles a sculpture. The sculpting of the stone block creates the openings and spaces for the terraces and pool areas which provide the connection and stunning views to the sea side in the front. The building consists of two apartment typologies, a duplex apartment, spreading on two levels and a classical single floor apartment. The building is designed in a modular system
allowing the two typologies to be easily switched and modified to fit the investor’s preferences and market needs. The most important element of the building is the sculpting of the terraces which are positioned and conceived to provide each apartment with maximum possible privacy in the outdoor areas achieving a complete division of the residences and creating the cosy feeling of living in a house. The terraces are an expansion of the living space to the outdoors merging the interior and exterior spaces to one. Each apartment has a pool or mini pool on the terrace with a direct view of the beach. The ground floor is conceived as an area for both the residence but also for the public featuring a spacious retail area with the “Palm plaza” in the front. In the back, the residents have the opportunity to relax in a lounge garden between local olive trees.

Curriculum studio / partecipante The AVA office is a young and successful studio is based around ideas, vision and goals set out by Andrea Vattovani. It has since been active in a range of areas closely connected with architecture, urbanism, design and research. The office has participated in wide range of competitions and projects internationally - in countries such as Italy, Austria, Germany, Hungary, Lebanon, USA, China, Thailand and Finland... Being an architect is a delicate and multifaceted task. One must not only be an excellent technician, but also have artistic, creative qualities, tied in with patience and amazing listening skills, not short of a psychologist. Furthermore, amazing organisational skills, and an acute awareness of the influence one exudes on peoples’ lives are also of utter importance. We aspire to create timeless architecture by reducing form, efficient and functional use of materials and at the same time remaining conscientious of costs.
