Milan: the new residential project Bistolfi 31 is unveiled

This initiative in the Lambrate area, with Borio Mangiarotti as developers, sees creation of 180 apartments immersed in a park and with spacious terraces offering unique views of the city

Four 8-floor towers, two linear blocks interspersed with generous green spaces, 180 private apartments covering a 12,000 m2 area of the Lambrate neighborhood in Milan: the new residential complex Bistolfi 31 ‒ with the Beretta Associati studio as architects, Borio Mangiarotti as developers and Dils as sales partner and advisor ‒ was recently unveiled. With works scheduled to start in September 2023, the project will contribute to upgrading a site that was once premises to the time-honored pastries and cake company Tre Marie.

The project involves an investment of €55 million and includes apartments varying from two-room to four-room flats arranged in six blocks, with 188 underground garage parking units. All this is surrounded by a 6,000 m2, landscaped park, and a perfectly accessible green urban oasis connected with the local area also thanks to new paths for pedestrians and cyclists.

Spacious terraces with views of the whole of Milan

The Beretta Associati studio has come up with minimalist and apparently simple architecture where the façade pattern becomes the project's hallmark: the openings have in fact been devised to endow the design with harmony and a strong identity, underscored by the light-shadow contrast of the balconies and verandas.

The ground floor homes will look out onto private gardens, while the spacious terraces on the upper floors and the penthouse flats will offer unique views over the whole of Milan. The complex will also have a concierge service and a lockers room, as well as a bicycle and pushchair storage area. Aiming to become an exemplary model for eco-friendly residential complexes, Bistolfi 31 will provide large communal socialization spaces, including a children's area, an activity room and a co-working zone.

The Lambrate urban regeneration

The residential complex occupying the site at n. 31 Via Bistolfi will be part of the urban regeneration targeting the entire Lambrate area ‒ now one of the city's most dynamic zones, thanks also to the repurposing of the former railway station of the same name.

The project includes creation of a long tree-lined boulevard crossing the complex from north to south, underscoring the green identity of the area and its scope for shaping a community environment: a series of squares and relaxation places designed with trees and benches have also been introduced in this context to forge constructive interaction with the other edifices currently under development in the surrounding area.
