At the end of 2020, MJZ won an international competition to revitalize the Marynarska office building complex in Warsaw, Poland. Previously, the complex was 75% vacant, and the post-COVID era heightened the need to create an attractive work environment to bring back employees. This goal was achieved through a biophilic design that harnessed nature's resources.
To address challenges, a precise parametric 3D model of the entire design was created, enabling a simulation of all changes, including materials used for the artificial landscape, seasonal effects on nature and energy consumption of the building that was in the end much lowered.

The previously private and fenced site was widely opened to the public, with a bike path connecting to an adjacent train station running through the middle. The design is pedestrian-friendly, prioritizing foot traffic in all areas, including a more paved woonerf for deliveries and taxi drop-offs. Pavement and road execution focused on accessibility for people with disabilities, ensuring no tall curbs on the 3,942 square meter area, which was inclined to allow water runoff to be collected in underground water tanks.

Throughout the design and implementation process, great care was taken to minimize the environmental impact and carboon footprint.
A previous heat island was turned in to a park with 15 degrees lower tempreatures of the ambient. It features green areas on around 5000m2 where 30% of it is low water. 50 Tall trees were planted on 50 columns of the undeground parking to create a forest.
The project stands also as a model for how thoughtful, innovative approaches can repurpose existing materials, reduce waste, and create beautiful, functional spaces that benefit both people and the environment. A pavillion was built from steel that previously was advertisment masts and stone that was in the old lobbies. The 2m hills of the park have old XPS insulation boards as a base.

We proved that a susatainable design can be also a commerical success. Even in difficult times as we started it during the pandemic and had to be prepared for many different scenarios. Embracing nature and its resources, the project utilizes them to enhance the experience for office workers and visitors alike. It’s main feature is the open to all courtyard which is situated in an unexpected location within the city of Warsaw, offering a refreshing escape more commonly found in rural settings. The transformation of the old paved courtyard, which was once a large, closed-off parking area, into a lush, green forest is a testament to innovative urban revitalization. This previously uninviting expanse has been opened up from all possible sides, allowing free access and creating an inviting, natural landscape that now features undulating green terrain. As people cross through this serene and calming environment, they are guided towards the main entrance lobbies, experiencing a profound sense of relaxation and tranquility along the way. This holistic approach to revitalizing the courtyard area not only transformed an old, disused space into a vibrant green oasis but also highlighted the importance of sustainable practices.
