The concept for Varso Tower stemmed from a desire to transform Warsaw's cityscape and create a space promoting public interaction and community. The architects envisioned a modern building that would serve as a new city landmark. The concept focuses on maximizing public spaces and creating a calm, elegant, and timeless form with an emphasis on verticality. The project includes a public ground level with a green plaza and two public viewing terraces at the building's top. Special attention was given to innovation and the use of bespoke solutions, such as increased floor height, double the standard size glazing panels, and natural ventilation. The project also boasts a unique ceramic art installation in the lobby, further emphasizing its commitment to culture and community engagement.

Varso Tower is part of a mixed-use development by HB Reavis, which includes offices, a hotel, an innovation centre and retail with restaurants, a fitness club and a medical centre. This has transformed the once neglected area into one of the new symbols of Warsaw. Its central location offers many amenities within easy reach and provides excellent access to public transport. The social heart of the project is a plaza enclosed within a glazed screen, animated with full height trees and benches for people to enjoy the surroundings. This ‘urban room’ forms the point of seamless connection between people who work in the offices – who may use it as a sit-out during breaks – and the public, to access the shops and restaurants in the neighbouring buildings.

The tower has earned both BREEAM Outstanding and WELL Gold certifications. This combination is rare for a building of this size in the local market, making it a highly desirable property for businesses. The tower provides occupants with state-of-the-art office spaces that feature large-span floorplates and ample natural light. The natural light and air circulation are increased by nearly 4m floor-to-floor dimensions for a typical office floor, large 4m x 2.7m glass panels, and natural ventilation. Additionally, the tower's amenities enhance employee well-being. These include a landscaped terrace viewing platform located on the highest inhabited floor, providing an exceptional work environment.

Varso Tower is an integral part of HB Reavis' Varso Place in Warsaw. At a record-breaking 310 metres it is the tallest tower in the European Union. Situated at the corner of Jana Pawla II and Chmielna Street, the tower forms a gateway to the new development and draws people through the building towards the public plaza on its western end that connects to the neighbouring buildings. The building has a viewing platform at level 49 and level 53. Level 53 offers uninterrupted views of the city. Level 49 will soon offer a fully landscaped terrace bar, with sixteen trees, breaking the record for Warsaw’s highest garden 205m above ground. The offices are served by two banks of high-capacity double-deck lifts, with each car serving two floors at any one time. With 70,000 square-metres of premium office space, the tower features large-span floorplates with three-metre clear height for open plan offices.
