- Developing the new generation tertiary building and making it the showcase for the pool of investors in terms of innovation
- Designing an iconic and identifiable building
- Opening the building to the city.
- Bringing life into the workspace Creating a "village square", a fun meeting point for users and visitors
- Design a flexible and scalable building capable of meeting the uses of today and tomorrow
- Maximize the rental possibilities of the building, in particular through the privatization of surface areas
- Meet the evolution of mobility needs
- Guarantee perfect control of the implementation of the operation in terms of costs and deadlines

THE LANDSCAPE
The landscape is placed in the foreground and offers different atmospheres that mix mineral and vegetal. On the ground floor, the town square extends the interior spaces. The canopy structures the boundaries of the place and the ephemeral animations invite relaxation and conviviality.
The densely planted garden meets nature and is part of the development of the garden city thought out in the composition of the area. The terraces offer new workspaces, meetings and walks with a great porosity between inside and outside and where vegetation occupies an important place.
A unitary and simple building, whose difference is expressed through each facade, each perspective, thanks to a continuous dialog with the context. To redefine the identity of a place in order to restore its value.
The Building has been labeled with the following HQE certifications:
– BREEAM. Performance level detected: very good
– Well being. Performance level detected: Silver
Insulation
The vegetalization makes it possible to improve the thermal and acoustic insulation of the building, resulting respectively in a reduction in energy consumption and a decrease in noise pollution and Improvement of biodiversity
Reduction of heat islands
Thanks to the green roof, the ambient air is cooled and humidified thanks to evapotranspiration and evaporation. The plant complex thus contributes to the fight against the phenomenon of heat islands.
The quality of workspaces has become a priority issue for companies seeking to achieve a high level of attractiveness and productivity. Directly linked to the well-being of teams, workspaces must meet the expectations of new generations of assets for which professional life, personal development, training and leisure are interdependent.
50% of office workers were under 30 in 2020. Sensitivity to the environmental issues of these users is increasing sharply. Workspaces must be able to meet their expectations to attract them and allow them to be productive. We consider it essential to provide them with an ambitious response in terms of quality of use (well-being) and environmental quality (health).
Our project allows for these adaptations. To go even further, a shared approach with the investor pool was carried out to jointly calibrate the volume of areas to be developed immediately or in the future.
The practice of mobility is evolving. The breakthrough of digital technology is making a significant contribution to this transformation. The deployment of electric vehicles, increasingly multimodal urban travel, the generalization of car-sharing practices, the appetite of millennials for "urban gliding" practices (long boards, electric scooters in particular)... carry these developments.
In our opinion, parking areas in infrastructure, which by definition cannot be transferred to other uses, must be calibrated as closely as possible to needs and anticipate these developments.
