Starting from the new requirements in e-commerce office setup and reflecting on the shortcomings of traditional furniture malls, this case aims to deconstruct and reassemble functionalities, attempting to find an efficient and innovative e-commerce office commercial complex model to meet the demands for different shopping experiences online and offline amidst the rapid development of the internet economy.
In terms of urban environmental strategy, given the relatively narrow and elongated site, we have positioned the hundred-meter tower on the northern side to minimize its impact on the main pedestrian street to the south. The Multiple-story podium is placed on the southern side to facilitate connectivity with the logistics park, providing convenience for industrial logistics. Additionally, they serve as a link to the main pedestrian flow of the city on the southern side. The podiums have been strategically recessed at street corners to create plaza spaces.
In terms of sustainable design, we have implemented energy-saving curtain walls, with sunshades installed on the east and west sides to effectively block sunlight during summer while allowing for indirect light, thus ensuring direct sunlight penetration during winter. For ventilation design, perforated aluminium panels are used to facilitate natural airflow while maintaining a sleek and minimalist facade design. We have also incorporated multi-level landscape greening, including two-storey high office terraces at high levels, landscape terraces on the podium roof, a central garden, street plazas at urban junctions, and green spaces. This vertical greening model allows both office workers and shoppers to immerse themselves in greenery.
In the design of the commercial podium, we've re-evaluated the shortcomings of traditional furniture retail spaces—lacking diversity, excitement, and attraction—and aimed to create a vibrant and dynamic commercial area, serving as a showcase for urban furniture retail. Firstly, we've reorganised the functions of the furniture retail space: ① Service strips are located on the east side (housing transportation, facilities, toilets, storage, etc.) ② An efficient circulation loop is placed in the middle (comprising concentrated furniture retail shops) ③ On the west side, display windows will be arranged, featuring unique shops, an AR experience centre, children's play areas, and cafes, creating vibrant spaces. This area will also serve as a venue for live-streaming e-commerce activities, supporting the search and display of a vast array of online products. This will introduce a new shopping experience model for the furniture business. In the design of the office tower, we've departed from the traditional office layout by eccentrically placing the core shafts at the eastern and western ends: ① This creates north-south transparent spaces, adaptable to different sizes of office teams, and facilitates flexible space expansion layouts. ② On the ground floor, the offset dual cores enable a seamless north-south circulation throughout the entire podium, promoting connectivity with the furniture mall on the northern plot.
This project, starting from the functionality and practicality, re-evaluates the drawbacks of traditional offices and existing furniture malls, understanding the most pressing needs of users in e-commerce offices and furniture malls. It seeks breakthroughs in office flexibility and commercial vitality, innovatively addressing demand pain points, aiming to become a new flagship for showcasing and exporting the coastal e-commerce home furnishing industry.
