Positioned on a prime site in downtown Nashville, Tennessee, this new 34-story, 356-unit apartment tower is composed of a series of stacked, shifted cubes that open inner sections of the building, carving out four 75-foot-tall signature alcove terraces. Comfortably furnished, they provide areas for residents to work, socialize and enjoy outdoor space. In addition, elevators open onto each floor with direct connections to the terraces, greeting residents with natural light and dramatic views. The residence is a first-of-its-kind for Nashville, featuring amenities such as a fitness room, rooftop game room and two pools, in addition to the communal alcoves.

Given a particularly narrow lot with a slight curve at the north end, the design had to address unique site constraints. Providing a typical outdoor balcony for each unit was also not feasible, as this feature would only add to the building’s width. In order to address the tight site constraints, Alcove is composed of a series of stacked, shifted cubes, organized in pairs on four levels. While the form of the building is dynamic, its floor plate is relatively consistent throughout, with only slight movements. The warm-toned communal terraces—two located on the east side of the building and two on the west—each serve seven floors.

Once a desolate landscape, the demand for downtown living in Nashville has grown since the 1990s. Located where the historic Church Street meets the innovative new Nashville Yards, Alcove opens a new chapter in residential design within the region and pushes the boundaries of quality and experience in Nashville. Designers were inspired by the contextual desire to connect to both Church Street and the city’s history, introducing a contemporary residential option to the market that did not previously exist.

The architecture and verticality of Alcove is fueled by the demands for a healthy, active urban lifestyle that is connected to the city, creating an entirely new residential experience for Nashville. Great importance was placed on the experience of moving throughout the building from the front door to the most intimate spaces. The glowing lobby connects directly to the street and provides transparency and invites residents and visitors into the core of the building. Filled with abundant natural light and materials, the contemporary design of the lobby was inspired by the architectural form of the building itself and offers sculptural nods to Alcove’s stacked shape. Within the lobby, elevator bay, and other shared spaces in the building, works by local artists and makers are featured to connect back to the city. The artwork is essential in rooting the building within its local context and giving back to Nashville by supporting hometown talent. On the 34th-floor rooftop, modern amenities include a fitness room, private dining room with a catering kitchen, game room and resident lounge. Also located on the rooftop is an outdoor pool deck featuring a large saltwater pool and a separate, clear acrylic-bottom pool that dramatically overhangs the 27th-floor amenity terrace on the west side of the building. Grilling and seating areas are located on the east side of the rooftop deck.

“We strongly believed that integrating this project closely with the community was vital from the start,” noted Tony Giarratana, president of Giarratana. “Having an all-woman team come together as the right talent for the interior art design, craftsmanship and construction was a bonus.”
