This project, initiated by our board, aims to inspire the younger Egyptian generation by showcasing a landmark achievement developed by an Egyptian CEO and an Egyptian-Saudi board. Just as the GCC has attracted global talent with its ambitious projects, we believe this project initiative will act as a catalyst for growth and creativity, establishing Egypt as a hub for innovation. It will attract leading companies and think tanks worldwide. To achieve these goals, Magnom Properties has partnered with Forbes in a unique one-off collaboration, highlighting Magnom’s ability to set a new standard for future technologically driven and sustainable office spaces designed for the world’s largest corporations.
The landscape, crafted by the world-renowned architecture firm SWA, embodies a unique, environmentally responsive approach. This design seamlessly complements the tower's vertical elegance by extending the same sophisticated characteristics horizontally. Dubbed 'Forbes Park,' this area will stand as one of the world's most advanced and sustainable parks. It features innovative technologies, including a secure Wi-Fi cloud and solar panel-integrated canopies with electrical outlets, allowing tenants and office associates to utilize the park for work purposes.
Materials Optimization: Bubble Slab, Low Carbon concrete & X-Carb Rebar leading to 58% reduction in embodied carbon, equivalent to 60 million KgCO2 avoided. Energy management: Underfloor air distribution, Power Over Ethernet Adaptive Lighting & High Performance Envelope leading to 46% reduction in energy use, equivalent to 6.3 million KgCO2 avoided annually. Water management: Smart Monitoring, High Efficiency Features, Grey Water reuse and Rainwater Collection leading to a 73% reduction in in-door water use, equivalent to 9.4 million liters avoided annually. Energy production: Top Performing solar cells, Fully off-grid electric and Rainwater collection leading to 25% power generated by Solar energy and 75% generated by Clean Hydrogen cells, resulting in 1.8 million KgCO2 avoided annually.
