Where LOFT49 presently stands was previously an industrial complex along the Beijing-Hangzhou Canal, with a land size of 31,430 square metres. The rehabilitation transforms the old "factory workshop" into a new "industrial garden" with new entertainment and office activities, all while respecting the historic identity of the existing buildings and sharing them with the city. This project's urban renewal manifesto places an emphasis on reviving block life above spatial modification while also making history visible.

The new construction is inspired by the existing buildings, with the new idea of ecologically sustainable, smart, multi-experiential and social for the current office space needs. The 6# and 10# renovation began by carefully investigating the current circumstances of the multi-story workshops in order to envisage a variety of interventions, ranging from preservation to reprograming, structure rehabilitation, and redesigning how the building's top is portrayed, and the two adaptive reused structures will store historical relics and entertainment, as well as function as the hub of an urban park.

The 7,130 square meters of adaptive reuse of existing 6# and 10# manufacturing workshops. The 10# was a two-story manufacturing workshop with big span truss constructions, whereas the 6# was a four-story house with a machine response area. The program's reorganization produces different zoning based on the positioning of industrial artefacts in order to display the past itself. The large-span 10# expands outward as the new top construction shelters the original truss and roof framework, which accommodates events and shows on the ground and serves as the city plaza on the roof, as well as being open to the street and neighborhood. The multi-story 6# emphasizes inward development by extending the retail store and studio by utilizing a number of the tiny boxes in the top volume's multipurpose design, and the new stairway arranges visitor circulation from outside to the remaining display, sky garden, and shops. The 36,301 square meters of new constructions include a fourteen-story building in the southwest corner, an eleven-story building in the southeast corner, a three-story building in the northeast corner, and seven additional four-story buildings, resulting in a site plan with distributed heights. The facade design uses glass, ceramic plates, and aluminum plates, and the red color mirrors the existing structures. Prefabricated construction is used in more than 60% of building frames, which helps to sustainable development.

In the vision, it is not only a work park, but also an urban public square, where different cultural activities are held, or just daily rest.
