On a plot of approximately 35,000 square meters has been planned the complete demolition of the old branch, built starting from the 1950s, lacking uniformity both in terms of logistics and composition, and completely outdated from a functional point of view. The new construction project envisages a single body consisting of offices and sheds, with heights that do not exceed the existing ones, taking into account a morphological recovery of the lot as part of the surrounding fabric, also through the extensive planting of new plants plus the recovery and conservation of existing ones.
Surfaces and volumes: approximately 2,300 m2 of offices (split over two floors) for approximately 9,300 m3, approximately 1,800 m2 of sheds (divided into two bodies) for approximately 20,000 m3.
The new building fits into a context with purely urban characteristics. For this reason, the design ideas have favored architectural choices aimed at mitigating the proportions of the building. It has a fragmented conformation aimed at reducing the impact of a building which however, more or less like the old pre-existing one, has a front of about 60 meters towards the Nomentana. In the same way, the lowering of the ground floor level below the street level of via Nomentana has contributed to reducing the perception of the dimensions with respect to the context.
The planting of many trees completes the search for integration with the site by comparing the work area with the historic string of maritime pines along the Consolare.
Based on previous experiences of about twenty years earlier in another site and with other customers, the project involved the construction of an entire shed roof suitable for easily hosting photovoltaic panels, with an area of about 1800 square meters. Both the summer and winter air conditioning systems as well as the air exchange / treatment are entirely designed for a supply with heat pumps connected to the photovoltaic system. All the facades are equipped with sun-breakers to mitigate the heat of the radiation and all the building claddings take into account performance characteristics in relation to exposure.
The project of the new CGT branch envisages a reduction in the overall footprint on the ground compared to the old buildings, optimizing the layout for the purpose of organizing work in a more compact complex. The volumes remain the same but the main aspect of the project shows how these volumes are synthesized in very small footprints thus leaving large free areas.
The new building is characterized by an essential curtain wall composition: light gray aluminum sheet and basalt-like stone and glass with sunscreens according to a design aimed at mitigating the proportions of the building which, moreover, has a fragmented conformation aimed at reducing the impact of a building which however, more or less like the pre-existing one, has a front of about 60 meters towards the Nomentana. The sheds to the rear have a light grey/natural concrete finish.
The project realized the desire to create an arena-shaped square, with the new building on one of the two long sides and on the other a green lawn sloping down from via Nomentana, keeping the roof level as low as possible for the benefit of the view of the surrounding buildings and above all of the centuries-old pine trees of the Nomentana. It was a challenge to maintain the continuity of the work activity, never interrupted, between demolition and new construction organized in phases.
The office “Carlo Bellini Architetti” has been working in Milan for 30 years, mainly with assignments for industrial buildings, offices, stores, private houses. It operated in Italy, Monaco, France, UK, Germany, Swiss, Balkans, Turkmenistan and Guinea Konakry. It has designed and realized Caterpillar’s headquarters in various EU countries, it has been consultant for Feltrinelli/Ricordimediastore, Lancôme, Rusconi, Publitalia. The office designed and managed the construction of villas in Veneto, Lombardy and Piedmont. Carlo Bellini received from Politecnico di Milano a commission for a professorship in Design in 2003. His projects and works have been exhibited in various museums including the Triennale Design Museum in Milan, Museu de Arte Brasileira receiving various award such as the Reddot Design Award.
