Ivory was born from the recovery of a 1950s building, part of the Isotta Fraschini car factory. The project aims to enhance the verticality of the building by recovering some architectural elements of the original structure, which is maintained, lightened and enlarged. The aim of this intervention is to combine workplaces, technology nature and community, which become the distinctive elements of the project, in which closed and open spaces, offices, terraces find their place.
Overlooking Piazzale Zavattari, between San Siro and City Life, Ivory is located in a rapidly developing area of Milan, which aspires to become one of the city's attractive poles. The open-air spaces, which develop throughout its verticality and culminate in the two large green terraces on the 8th and 10th floors, consolidate the relationship between landscape and architecture, between interior and exterior, creating a dialogue with the city context thanks to privileged views over the city.
Ivory is a candidate for LEED and WELL Gold certification, WiredScore Gold, and integrates locally sourced and environmentally safe Cradle to Cradle certified materials based on circular economy strategies. More than 65% of requirements are covered by renewable sources, thanks to a geothermal plant for air conditioning and a photovoltaic system on the roof. The ventilation system improves air quality and reduces water waste, through reuse for irrigation purposes and the adoption of Indoor/Outdoor Water Efficiency strategies. The air conditioning system uses chilled beam technology and the cooling system relies only on the indoor/outdoor temperature difference, without electricity.
Through a careful architectural regeneration operation, the building is transformed into a state-of-the-art work destination that focuses on relationships, comfort, quality and sustainability. A new contemporary aesthetic is achieved by integrating a second mesh of pillars into the existing structure, generating large open spaces that can be used as true extensions of the offices. This 'double skin' is characterised by large windows set between metal elements and vertical lines that slender the entire structure. The different heights of the façade, the alternation of the loggias and the play of reflections between the windows give movement and dynamism to the architectural design. The work environments are divided into open spaces, designed according to the most modern standards of efficiency and wellness, and multi-purpose spaces, to accommodate the shared work needs of teams.
Balconies and terraces are quality spaces available to people, which lend themselves to becoming workplaces but also creative and social spaces, as is the Retail Food & Beverage area, on the ground floor, open to the community.
