The area affected by the intervention in question falls within the only green pause present in the dense central built sector of Jesolo Lido facing the sea and is between the Ospedale al Mare to the east and at the end of the river Sile to the west. The guiding criteria of the design process were deduced from the analysis of the context. The project building, due to its planivolumetric consistency, becomes an element of mediation between the compactly built context to the west and the more rarefied building located to the east as well as highlighting the perceptual relationship between the urban context to the north and the sea to south, resorting to an opening of the building mass such as to allow the intervisibility between the two contexts. The condominium is thus divided vertically into two buildings, each of which relates to the neighboring building. The aim of the project is the realization of a renovation and expansion of a building for residential use, in order to obtain a new structure, also for residential use, consisting of two buildings connected by a basement containing the condominium garage and other service spaces. The first of the two buildings, larger, with a height of five floors, houses 17 apartments, located to the west and divided into different heights, relates to the buildings of the Hotel Casa Bianca while the second building, which houses 5 apartments, relates to the nearby Villa Falck by the architect Daniele Calabi, thus presenting a moderate height development. Between the two buildings there is a green space with trees that visually connects via dei Pioppi to the beach. This longitudinal space also includes a path that has such a width as to be considered a private connection leading to the beach and to the private relaxation areas facing the sea, as well as to the reception of the complex located in the main building. The ground floor of both buildings is glazed and “visually” raises the overlapping and projecting bodies. In a vertical sense, the volume is instead divided into three elements of different heights, all resting on the common basement - 4 floors to the west, 5 floors in the center and three floors to the east. The first two buildings rest on the same base and are connected to each other through a vertical glass element that encloses the vertical and horizontal distribution systems. The third building is autonomous, both in form and organization, but connected to the other two volumes by the common basement, in order to configure the project as a unitary whole. The supporting structure of the building will consist of concrete floors resting on a grid of pillars connected to the foundation slab of the basement. The walls around stairs and elevator blocks act as stabilizing elements for earthquake and wind. At the ground floor level, the deep overhangs characterizing the building and the structural discontinuity of the pillar grid that adapts to the shape and the different functions envisaged on the upper floors, are resolved with a 50 cm thick prestressed reinforced concrete slab (" Tisch "). The choice of materials derives from the search for essentiality and simplicity, as well as from the intention to determine a unitary architectural expression that characterizes the building complex. In this sense, the main feature is the external cladding of both buildings which tends to make the facades vibrate when the natural light changes. Both buildings are surrounded by a second façade that protects the internal one by using modular prefabricated horizontal brise soleils covered on site with ceramic Klinker slabs. The internal façade is punctuated by vertical glazed modules, with aluminum frames and opaque vertical modules covered in ceramic Klinker slabs.
