Our residential project on via Govone inserts itself into the urban fabric of the Ghisolfa neighbourhood by respecting the perimeter alignment guidelines of the city of Milan.
Terrazze di Govone is a building renovation project involving the total demolition and reconstruction, in the Ghisolfa district, on the northwestern side of the city of Milan. The goal of the project is the construction of a new building with 10 floors above ground for main residential use (62 apartments with different typological options), with an area used for services on the ground floor and two underground floors with parking, cellars, and technical rooms.
The project took into account the recovery of the surface of the existing building and the equalization of the surface necessary for the completion of the Building Curtain. The strong character of the “double skin” facades comes from the contrast between the light frame system of the loggias and the massive form of the building behind.
The project.
Terrazze di Govone 66 is a residential complex located in the Ghisolfa area of Milan. It consists of an “L” shaped building and is 10 stories tall (plus 2 basement levels). It offers units of various sizes ranging from one bedroom to 5 bedroom apartments.
A composition of solid and voids result in a highly recognisable façade.
This new project has a facade animated by ample “loggias” for living areas and balconies for the bedrooms and is finished in stone veneer with glass guardrails.
Light and sunshine for all apartments.
The project benefits from the site’s solar orientation allowing all 4 facades to receive direct sunlight at various moments during the day. This favours the presence of loggias and balconies throughout. Variations in solar orientation is expressed through the density of pilasters which also correspond to a more public, street side facade and a more private garden facade.
A dialogue between private and public.
The “L” shaped plan of Terrazze di Govone 66 creates a private garden for the residents, yet the project remains permeable to the street allowing glimpses to the “green” environment within.
Sustainability and comfort.
Terrazze di Govone 66 is in energy class A. Careful selection of materials and technologies, together with innovative design solutions contribute to a highly sustainable project with a low impact on the environment. Individual and autonomous mechanical systems as opposed to a centralised system reduce parameters of thermal inertia and is particularly adapted to the generous use of loggias and balconies. In addition the project includes a substantial surface of photovoltaic cells on the roof. All garages are equipped with individual metering for electric car recharge as well as automatic door opening. All apartments are equipped with home automation and predisposed for broad band allowing the control of lights, curtains, video entry phone and thermostats through a smart phone app. Irrigation of the central garden will be guaranteed through rainwater collection from the roof.

GaS Studio was established in 1997, with offices in Milan, Rome and San Francisco (annex offices in Lugano and Sonoma). Firm activity ranges from architecture to interior design, providing integrated solutions to national and international clients. Managed in Italy by Andrè Straja, Giacomo Sicuro and Lenka Lodo, the group has developed, through the years, an impressive client list, including: TIM, ING, Abbott, Investire SGR, STAM Europe, Microsoft, General Electric Capital Real Estate, Generali properties, Babcock&Brown, British American Tobacco, Vodafone, Pricewaterhouse&Coopers, Tiffany, Burberry, Fendi, Axa, Fnac, Haworth, First Atlantic, Nexity, Altarea, CBRE, Aedes, Sara, Coca Cola, and others. As of today the group's workforce consists approximately of 30 people, including partners, collaborators and employees.
