A central business district (CBD) is the commercial and business center of a city, often referred to as the ‘financial district’. Although many cities share their CBD with the ‘city center’, the concepts differ, since the latter is the area of the city where significant commerce, political, cultural and power is concentrated.

Jolshiri Abashon is a Smart City under construction in Bangladesh, located at the East of Dhaka in a unique ecological area surrounded by a water network that creates a rare urban oasis.
Jolshiri was conceived with the main purpose of reducing the densification of Dhaka, one of the most populated metropolitan cities in the world, by developing a nearby area with a balanced planning approach.
High goals have been set towards achieving national and world recognition for sustainable urban design. Jolshiri will pioneer as a first ‘Green city’ in Bangladesh and its visionary example will shape the whole housing industry of Dhaka in the future.

Starting from an original planning layout provided by the Client, the design of Jolshiri's CBD retained the strengths of the original spatial framework, proceeding to optimize different aspects.
The planning concept is connected with the water. From the impact of a drop on the surface of the river at the center of CBD ripples are generated. The blue ripples symbolize the national charm of Bangladesh and as wave spreads a bright future unfolds for Jolshiri. Water is life from which the entire design comes to life.

From inside to outside, the ripples radiate in 270-degree-circles, distributing along three functional zones such as commercial, business and residential respectively. Ideally closing the circles, on the opposite banks of the river, are the Central Hospital and the Convention Center. At the center of the masterplan a peculiar building, the Central Complex, combines cultural and commercial functions. Located nearby, the Mosque, closely connected to the Central Park of the city.

The project connects the cultural architectures, the central water system and the landscape areas in order to form an attractive open space. The approach of 'water + green island' rationally designs the building heights from inside to outside: the commercial circle is low-rise, the business office circle high-rise and the residential circle middle-rise, joining visually with the rest of the city.

The masterplan creates a diversified and integrated space including business, culture, office and leisure and edutainment facilities. These provide a wide range of multifunctional spaces, injecting vitality into the entire CBD area and promoting its dynamic development.
The tallest buildings of the business circle, the twin towers, are the landmarks of the city with their height reaching 250m. The other office towers have maximum height of 140m. The height of the apartment buildings varies from 80 to 100m, with podiums generally lower than 24m.
The layout of the slab-type high-rise building encloses the CBD area.
The dimensions of the Convention Center and the Central Hospital are controlled since their location in front of the river and the urban park and in relation with the CBD skyline. The result is a hierarchical layout where low-rise and high-rise buildings generate a coherent scheme with shapes that are balanced and flow continuously along the different rings.

The CBD area emphasizes a compound development, both above ground and underground, maximizing the use of the site. This integrates functions such as underground vehicle loop, underground parking, underground commercial, exploiting the value of often misused spaces.
In the 46 hectares of premium land, including the Central Park and the water system, the planning sets 18 apartments towers, 12 office towers, 4 commercial buildings, a Central Mosque, a Convention Center, a Central Hospital (including Medical College) and a multifunctional Central Complex.

The design refers to the construction method of a ‘sponge city’. The use of ‘green’ measures such as grass-planted trenches, anti-water seepage bricks, rainwater gardens, and sunken green spaces to organize drainage is emphasized and the main planning and design concept of controlling with ‘slow release’ and ‘source dispersion’ not only avoids floods but also effectively collects rainwater. The design of the high-rise and large public buildings complies with the international green buildings standards, making an extensive use of solar energy, double curtain walls with Low-E glass, geothermal heat pumps, basement ventilation systems and smart building management systems.
Particular attention is given to the reclamation of water from domestic sewage and rainwater harvesting, which, after proper treatment, are used in toilet flushing and garden irrigation.
The project uses roof gardens rationally, with the selection of suitable plants for the local climate and soil.

Shanghai Huadu Architecture and Urban Design Co., Ltd. (HDD) is an award-winning company specialized in architecture, urban planning and engineering design, that offers a comprehensive consulting service from development stage to management and marketing.
Since the establishment in 2004, HDD has engaged in the design of more than 1,500 between residential, cultural, office, hotel, educational, commercial and healthcare projects.
Among them the Yanqi Lake Kempinski Hotel, which served as the main venue for the 2014 APEC meeting in Beijing and Tianmu Qintai in Zhuhai, that celebrates the 20th anniversary of Macau’s handover.
HDD has been granted over forty awards, including the Red Dot Award for two consecutive years, the iF Design Award and the Jingang Award.
