Located in a burgeoning light industrial district walking distance from Downtown West Palm, the 225,000 sf project responds to its context architecturally, prioritizing social connectivity, while introducing a mix of programmatic uses that imbue new life to this active and emergent 24-hour district.

Immediately to the north of the site is the Warehouse District, which is comprised of a mix of converted light industrial buildings that have been adapted to accommodate uses such as an open air market and food hall, co-working and maker space, pop-up retail and F&B, health and recreation, and event spaces. The project aspires to extend this new use both pro-grammatically and through the extension of a re-purposed rail spur, which will serve as both public paseo - physically linking the two properties and the broader community - in addition to providing opportunities for public programming to be housed both in the paseo and on site.

Form and massing of the 7-story concrete structural frame building respond to its immediate neighbors, pulling back and stepping down in scale towards the smaller scale single-family portion of the neighborhood and reallocating mass towards the larger scale, industrial portion of the adjacent sites. Similarly, two large public parks extend from each end of the project and respond to these contextual cues.

Internally, the project consists of a mix of uses, including commercial and a variety of different residential typologies and associated amenities, to encourage a mix of user groups. Floor plan layouts consist of two-story ground floor walk-up townhomes and two-story penthouse units. The housing complex includes 173 units, 240 space internal parking garage, and 3,700 sf of retail and restaurant space. A series of tiered roof decks incorporate both circulation and landscape opportunities. These blurred indoor / outdoor zones extend to the residential portions of the building, creating a new third space, which serves as a seamless extension of the interior environment.

The northern public open space, which responds to its more urban and industrial adjoining properties takes on life as a urban plaza, providing fully publicly accessible spaces for seasonal programming, pop-up retail and food spaces, seating, and recreational programming.

Responsive to the more residential character of the southern portion of the site, a large public park incorporating more passive programming is introduced. Places for neighbors and residents to walk their dogs, shade trees with seating, and places for recreational programming are provided.
