Within an extremely irregular shaped site in Mumbai, fluid volumes were used to create the headquarters of a bank. In response to a very varied brief, the public spaces were placed at the ground level including a small chapel, a museum of the bank’s history and a customer banking area. Whereas the level above houses all the common facilities and functional spaces for the bank building including training rooms, conference rooms, cafeteria, gym & recreational space for indoor games. Office spaces constitute 3 upper levels with the highest floor accommodating the top management of the bank. Sinuously curving along the irregular shape of the site, each floor opens into north facing landscaped terraces while the southern side is screened with vertical terracotta clay fins. Contextual to the sun’s direction in this location which is in the southern hemisphere throughout the year & temperatures in excess of 30° C all year, the offices by orientation contribute towards making the building energy efficient. As opposed to most closed office buildings each part of this building opens into landscaped open spaces that are protected from the sun & therefore usable throughout the year. The internal planning of each floor is done in an organic way, creating indoor streets that weave through the working spaces.

The office spaces are all oriented to look out towards an existing landscaped playground on the northern side, with terrace spaces at each level. Vehicular traffic is restricted to the southern side along with parking basements to create a completely pedestrian landscaped space on the northern side overlooking the existing playground. The design of this bank is contextual to its site shape, the sun direction, the climate & is designed to engage its users with its judicious mix of open & enclosed spaces. Designed in response to a very irregular site, a height restriction of 24 metres and a very varied design brief, the Bassein Bank is a cohesive series of spaces contextual to the functional brief & the climate of its location.

The requirements of the Bank include spaces such as:
  • Museum
  • Chapel/Prayer Room - High Net worth Branch
  • Auditorium of a (cap 200) 2
  • Training rooms (80+40)
  • Restaurant (75 cover)
  • Library
  • Gymnasium and Games Room - 2 Guest Suites.
  • A total of 40 cabins - And 240 workstations across the upper three floors
  • These floors house departments like NRE, AUDIT, CREDIT, RECOVERY
  • and Top floor houses cabins for CEO, Directors, CGM, Board rooms.
