Villa  /  Completed
LPA - Longo Palmarini Architecture & Partners
The project began with the demolition of the existing structure and its outbuildings on the plot of land, followed by the construction of a detached family villa made up of two floors above ground and one underground level.
The new construction is located centrally within the plot area, and conforms to local regulations (PLU) regarding distances from neighbouring dwellings as well as internal measurements. The project is completed by an infinity swimming pool which is in keeping with the dimensions of the villa itself.
The project for the new luxury residence was based upon an approach that respected the quality of the natural environment. This meant being keenly aware of its exceptional character. Thus the aim was to harmoniously integrate both the various individual volumes of the building between themselves and to integrate the whole project with its surrounding environment, without ever reducing the genuine naturalness of the setting.
The intention was to design and to realise an architectural creation that was non-invasive, in order to avoid disturbing the valuable environmental context.
This was evidenced by: the choice of positioning the building in the centre of the site; planning a building based upon horizontal lines (an approach already followed in neighbouring constructions); the choice of limiting the height to that of the preceding building instead of increasing it to a height permitted by local regulations. There are two different ways of accessing the dwelling: the vehicle entrance to the underground garage parking, and the rear entrance through the main gate whose design evokes the lines and shape of the villa.
From the point of view of metric volumes the building appears compact, with a 'closed' northern perspective that is closer to and facing the open front of the neighbouring dwellings, thus guaranteeing privacy for the residents.
Also on this side the volume of the upper floor slighty exceeds that of the ground floor, revealing the facade of the structure of the internal double stairway access to the floor as well as affording protection to the villa entrance. On the other three perspectives the compactness of the structure's dimensions are purposely 'lightened' by setting the sliding window-doors further back, whilst at the same time obviously approfitting from the spectacular natural view - a characteristic design feature of this project. This kind of 'visor' acts as both a temperature control and 'sun-breaker' and provides protection for the large expanse of glass surfaces in the background, as well as emphasising the horizontal aspect of the facade. The floor-to-ceiling glass door-windows, large sections of which are sliding, feature aluminium frames whose very lightness helps to emphasise the sense of continuity between the external spaces of the garden and those of the interiors. All of the balustrades in glass are of a type without visible frames, in keeping with the approach of minimal design and maximum transparency. On the ground floor the alignment of the sliding glass door-windows creates two 'intrusions' in the overall volume of the structure, and thus creates a natural separation of the main spaces.
In the first of these 'intrusions', the volume of the entrance area is 'penetrated' from the outside by the liquid surface of the infinity pool, thus providing the visitor with an immediate spectacular view of the garden, of the swimming pool and of the ocean in the background; this device effectively separates the entrance from the kitchen area and from the living area.
In the second of these 'intrusions', we find a patio area created in order to place a raised vegetation feature; this too serves to separate the living area from the guests area which is dedicated entirely to visitors, consisting of two bedrooms with en suite bathroom and walk-in wardrobe. One feature that distinguishes the entrance to the residence is the 'light well' that, from the aperture of the roof skylight, passing through the first floor, filters the natural light all the way down to the groundfloor via a three-dimensional polygon made of sheets of tempered glass. This 'luminous cone' also serves to naturally airiate the living area through the opening of that skylight aperture. The spaces on the ground floor are luminous, ample, and have a sense of fluidity; the kitchen, too, boasts these aspects, being made up of a central 'island' that opens onto the living area, whilst a separate closed room provides storage for foodstuffs and technical equipment.
Passing from the living area, through the 'boiserie', a stairway leads to the upper floor.
The volume of the South-facing first floor is setback still further than the ground floor facade; this aspect is even more so on the Western side, opening out onto a large terrace that features as part of the main 'night time' area consisting of a master bedroom and two secondary bedrooms, each complete with en suite bathroom and walk-in wardrobe. Much of the underground level is dedicated to entertainment and health (video lounge area, fitness area, steam bath), all spaces which benefit from an underwater perspective of the swimming pool seen through a large viewing window. A secondary area provides for vehicle parking. The rest of this floor is made up of the laundry area and rooms for staff equipment and for technical storage. In line with the custom in seismic-prone areas in France, the weight-bearing parts of the structure of the building - and much of the non-weight-bearing parts - are made entirely of re-inforced concrete; the external thermal insulation panels are finished in white plaster; the North-facing facade of the ground floor features horizontal streaking on the covering plaster, whilst only small portions of the South-facing facade and the other frontages are covered, in order to leave more space for the large windows. The finishings and the interior features are of determinedly high-quality, studied in great detail, completed by finishings that range from varnished surfaces to prestigious woods.

Curriculum

Established in 2010 by Giovanni Longo and Alessandro Palmarini as an offshoot of Studio A Architecture & Design, LPArchitecture has grown its expertise in large-scale residential projects, hotel design and interior design projects for the residential and retail. LPArchitecture has a multidisciplinary approach, the result of a coming together of national and international best-practice standards. This places it in a position where it can understand and interpret client wishes in terms of all the applicable technical standards. With its experience, intuition and sense of style, LPArchitecture combines aesthetics with functionality. LPArchitecture’s know-how in the area of architectural and interior design let its designers create projects with the best possible relationship between quality and price.
LPArchitecture is currently involved in residential projects in the south of France as well as housing projects and private villas in Italy and abroad.
