Multi-use buildings and complexes
A synergy of architecture and nature gives shape to the complex Mistral Izmir, located in Smyrna and overlooking the Aegean Sea, thought totally in a ecologically sustainable key.
The master plan of Mistral Izmir, currently under construction, has been developed for developing a project with a unique style and charm. Two sinuous towers characterize the concept of the mixed use complex, for which Progetto CMR with the partnership of DNA Mimarlik, has been selected by the Miray company, as main designers of the entire site.
Buildings have been designed with greenhouses and terraces in order to bring the vegetation from the ground up to the sky, contributing to the image of the landscape and to protect the inhabitants health.
Buildings, the commercial area, green and water have been combined to have an exclusive effect where the dialogue between the different functions increase the value of the entire complex.
The design of both towers combine dynamism and movement in a rotating shape, becoming a new landmark in Izmir bustling districts. The vertical structure is regular and homogeneous, and the buildings play only on the external shape and facade.
Both towers have been specifically developed in order to follow the natural conditions of the site, ensuring energy saving and efficiency thanks to the exposure to sunlight, solar radiations and wind power. Apartments have been designed in different typologies in order to match the varied end-users needs. Moreover, the great and charming balconies all around the building have been conceived to increase the comfort as well as creating the tower’s dynamic effect.
The office tower is designed with a double skin façade, which allows the use of external areas for social interaction and works as a bioclimatic skin. The project has been developed in order to guarantee the correct balance between auxiliary and ancillary areas. The residential tower aims at becoming a high-end choice for future inhabitants, far from noises and traffic jam, who will enjoy a special view of the sea and of the natural environment of the city.
The positioning and the shape of all the buildings is the result of the study of the sun path with the objective to maximize the solar lighting and the solar radiation, reducing the necessary heating.
In order to provide energy from the natural environment, a wind power production system could be installed.
During summer time the masterplan uses the process of water evaporation, which is cooled through the water basins and directed along the building façade in order to refresh it.
