The project area is located in the town of Vrhovine, to the external border of the National Park of Plitvice which from 1979 is UNESCO protected heritage. The plot is an area of 616.884 sqm and is characterised for being mountainous with a difference in altitude between the lower and higher point of about 95 m. The area is easily accessible from the main road leading from the Otočac’s exit of the motorway A1 (Rijieka / Zagreb / Zadar) to the Plitvice’s lakes.
The project consists in a mixed use development and proposes two hotels, conference / business centre, open air and indoor sports facilities, 9 holes golf course, ski area, residential areas, new internal infrastructures and an elaborate landscaping design. Adjacent the area a small airfield for the business centre and touristic flights will be built.
THE URBAN AND ARCHITECTURAL CONCEPT - The proposed design for the whole area is sober and contemporary and well integrated within the landscape. This project will become an important landmark for the region and the future development of the tourism.
The project keeps the original natural landscape and existing greenery as the first priority. All buildings are respectful of the existing morphology of the land and the design has been inspired by the shape of the surrounding mountains with its trees and vegetation, trying to keep as much as possible the original landscape intact. The project will be fully sustainable in all aspects.
FUNCTIONS Hospitality - Zone T11 (13.450 sqm): The main hotel is a Luxury hotel (5 stars) which consists in a flyover structure of 3 floors wedged in the mountain. The hotel is provided with a drop off area, covered parking area of 150 car places, restaurants, bars, SPA, about 160 rooms and all annex facilities. The structure hosts a business centre with conference / meeting rooms and all modern facilities. A separate access from the hotel to the business centre will be provided.
The hotel has direct access to Area R21 (Golf course). The small airfield closed to the hotel will allow direct access internationally.
The total gross area for this structure will be about 14.642 sqm. The footprint area is about 6.652 sqm.
Zone T12 (10.000 sqm): The second hotel is a Sport hotel (4 stars) which consists in a bridge building of 5 floors wedged in the mountain. The hotel is provided with a drop off area, covered parking area of 250 car places, restaurants, bars, SPA, about 220 rooms and all annex facilities.
The hotel has direct access to Area R1 (Ski area), Area R21 (Golf course), Area R22 (Open air sports)
and Area R23 (Indoor sports).
The total gross area for this structure will be about 14.059 sqm. The footprint area is about 4062 sqm.
Sport and recreation - Zone R1 (147.547 sqm): The project provides a Ski area with all the annex facilities like ski lifts, restaurants and few shops.
Zone R21 (73.326 sqm): The project provides a Golf course of 9 holes with all the annex facilities.
Zone R22 (13.260 sqm): The project provides Open air sports area.
Zone R23 (21.820 sqm): The project provides Indoor sports of approximately 5.000 sqm with all annex facilities like changing rooms, playing fields and tribunes.
Housing - Zone T21 (11.098 sqm): The residential area is developed with three different typology of houses: Single families Houses, Semi detached Houses and Bungalows. In Zone T21 the project provides 8 independent villas developed in three floors plus underground floor. Every house is provided with 2 car parking, garden and swimming pool.
The total gross area for all houses will be about 3.600 sqm. The footprint area is about 1.200 sqm.
Zone T22 (10.924 sqm): In this area the project provides 12 semi detached houses developed in two floors for a total of 24 units. Every unit is provided with 2 car parking, garden and swimming pool. The total gross area for all houses will be about 5920 sqm. The footprint area is about 3260 sqm. A small shop’s area of about 140 sqm is positioned on the head of this residential area.
Zone S (16.346 sqm): In this area the project provides 20 Bungalows developed in two floors plus underground floor for a total of 80 units. Every unit is provided with 1 car parking.
The total gross area for all houses will be about 6640 sqm. The footprint area is about 3320 sqm. A small shop’s area of about 200 sqm is positioned on the head of this residential area.
Green areas - Zone Z + Zone Z1 (108.541 sqm): Green Areas and Protected areas will be designed as connections of the new buildings and between new infrastructures.
CONCLUSION - This important project will be a new landmark and will give a huge opportunity in creating new employments in this area. It will develop the local economy, improving the tourism and commercial sectors.
