Designed by Barkow Leibinger, the Tour Total skyscraper will be the German head office of the French company of the same name. It is the first completed building in an urban development program dubbed Europacity, which occupies an area of 40 hectares (99 acres) to the north of Berlin’s Hauptbahnhof (main railway station). The area extends along Heidestraße and will host an arts centre, a marina, restaurants, homes and offices.
The building has 18 storeys and is 68 metres (223 feet) high. Its main façade faces north, towards Heidestraße and the future park, and has a lateral curvature, which, with its concave and convex sections, reflects the curving route of nearby Minna-Cauer Straße. A double-height portico formed by elegant columns wraps around the base of the building, anchoring it to the ground with blind and open arches at the main entrance. This forms a filter between the lobby and the exterior walkway, which will connect the building to a new public space with restaurants and shops, as decided by Total Tour, and a building to be built shortly.
Consisting of faceted precast concrete elements, which adapt to the different forms of the structure, the façade reinforces the formal dynamism of the tower. Its grid consists of a geometric pattern that, repeated diagonally, wraps around the corners of the building like a thick curtain, emphasizing, through its sculptural nature, the verticality of the building.
The self-supporting façade and the central core with lifts have made it possible to create column-free workspaces.
An energy re-use system and the intelligent façade are key elements behind the building’s environmental sustainability and are the basis of the designers’ and client’s application for DGNB Silver certification (German Sustainable Building Council).
