In 2022, the former Italcementi industrial area in the heart of Bergamo became the focal point for an extensive urban regeneration project commissioned by Ferretticasa. The site covers an expansive 18,000 sq. m and the goal is to transform the district into an innovative, family-friendly precinct. The Il Camozzi project was awarded to L22 Living, a division of Lombardini22 that specializes in residential construction. The client’s brief prioritized safety and sustainability, both for the five buildings to be completed by 2026, in energy class A3 or A4, and for the site in general, which will be powered by renewable energy sources. This segment of Bergamo has largely been abandoned for years, but the addition of 179 residential units of various sizes, a variety of amenities, and numerous green and pedestrian areas designed to encourage sustainable mobility and improve the quality of life for residents, should bring people back. One of the key tools to ensure a sense of uniformity throughout the project is the design of the façades of the five buildings, which are to be executed in sober tone-on-tone colors and characterized by the alternation of different materials. In addition, the extensive use of balconies and terraces overlooking outdoor areas will bring concrete form to a dynamic interplay of solids and voids, perfect for ensuring the privacy of homes while at the same time maximizing natural light.

The first phase of the building work, currently underway, concerns an existing building that rises over 24 m high. For the fire safety, the architects turned to Alpac, a company specializing in developing technological solutions that improve the energy efficiency of window holes. In order to prevent the spread of fire across the façade, the Presystem® Mineral Wool integrated system was selected, opting for a hybrid version, equipped with mineral wool vertical elements and Isomax boxes with an A1 fire rating. The subdivision of the building and the use of a prefabricated product – non-flammable, fire-resistant and sustainable – not only ensure the safety of the structure, but also the possibility of completing the entire construction in a single operation, thus optimizing on-site activities. To manage the varied technical situations required and to allow for recessed frames, Alpac customized the vertical and horizontal elements of the system, giving clear proof of its willingness to adapt its products to project needs.
