Craftsmanship and Technique in an Attic Renovation

Located on the top floor of a prestigious building designed by Egidio Dabbeni in 1927, formerly the premises of a Fiat car dealership in Brescia, Falconi architettura has undertaken a transformative renovation of the 160 sq. m penthouse. Previously remodeled in the 1970s, the apartment’s configuration had a rigid structure characterized by a long central hallway that divided the side rooms. In addition, the finishes and fixtures within the space were outdated and in need of a thorough renovation. To modernize the apartment, the architects turned to specialists in the field, including More – a division of RBM Spa – a company that has been designing and manufacturing innovative and energy-efficient plumbing systems since 1953. More’s contribution proved crucial to the project and climatic comfort of the penthouse. In order to maximize the amount of space available, the renovation required the complete demolition and rebuilding of the interior partitions to promote connectivity and allow natural light to freely diffuse across the rooms.

Once the old parquet floor and subfloor had been removed, delicate work was required on the concrete slab base, which in its unfinished state left little room for adding the underfloor air conditioning system required in such an elegant apartment. Despite the complexity of the project, More FTA – a radiant heating and cooling air conditioning system characterized by minimal thickness and low thermal inertia – installed on the floor and then covered with antique teak parquet by Listone Giordano, provides the required technical performance with minimal thickness, without compromising the efficiency and energy effectiveness of the system. More VMC and More DEU were installed to ensure constant air renewal and optimal humidity levels. The former is a system that constantly monitors, renews and filters the air to ensure its healthiness, both by limiting the accumulation of pollutants in closed spaces and improving the quality of the air drawn in from outside. The latter is an innovative air treatment system that maintains optimal, constant and healthy humidity levels for the well-being not only of people, but also of any wood or fine furniture.

The incorporation of More’s integrated solutions, seamlessly linked to the comprehensive More SET climate and well-being monitoring and control system, played a key role in guaranteeing the optimal preservation of the continuous wooden floor that now defines the apartment with its alluring geometric pattern. 

Teak was also used for the furnishings, with full-height boards, while fine marble was used in the master bathroom and kitchen – respectively Black and Gold from Pakistan and local Porfido Vallecamonica. In the bathroom, a heated mirror combines technology and craftsmanship: placed between the mirror and the bottom of the teakwood case that contains it, the More PAD system – an ultra-thin electric radiant heating mat made of technopolymer with low inertia and rapid regulation – guarantees not only a mist-free mirror, but improved thermal comfort for the whole room. Numerous custom furnishings and a careful lighting design complete the work to create a penthouse that combines prestige, elegance and climatic comfort.
