Smart Building Design’s project for the multipurpose center in the Mucchietti district of Termoli aims to transform a neglected area into a hub for community, culture, and economic growth. The product of collaboration between the local government and a local business, the project is an excellent example of how architecture can drive urban and social revitalization.

 

Multifunctional, inclusive spaces

The project stands out for skillfully combining public and private functions within an architectural framework that fosters social interaction and cultural vibrancy. It comprises conference rooms, offices, parking facilities, and a range of retail outlets, including a supermarket at street level. This layering of functions is intended to create a dynamic center that meets various needs of the local community.

The compositional strategy of the architecture centers on distinct volumes arranged across multiple levels, interconnected by open spaces and pedestrian pathways. At street level, a large commercial space covering around 1,700 m² opens onto 2,850 m² of parkland with playground equipment, mature trees, a refreshment kiosk, and well-designed walkways to ensure accessibility.

The upper level consists of two distinct volumes. The first comprises a 150-seat auditorium for hosting conferences and public performances, while the second is offices occupied by local associations. A parking lot with 117 spaces provides convenient to access to the site.

 

Innovation and sustainability

The design team also paid close attention to technology and sustainability. The roof, for example, houses various technologies, including a photovoltaic system that contributes to reducing environmental impact and improving energy efficiency. Building services for the retail spaces are centralized in a dedicated outdoor area to optimize resource management.

Attention to energy efficiency and environmental sustainability is also reflected in the choice of materials and design solutions. Prioritizing natural light and spatial quality, the architects focused on visual permeability and the connection between indoors and outdoors.

 

Social and urban impact

With the site occupying a key location in a predominantly residential area with low- to medium-density development, the project has redefined the neighborhood’s identity. The integration of green areas and broad pedestrian pathways enhances the relationship between the development and its urban setting, contributing to a sense of the district’s centrality.

Balancing functionality, sustainability, and social considerations, EDPOL is positioned to serve as a catalyst for local development and enhanced urban quality.
