25 Bond Street is an exclusive apartment building in Manhattan’s NoHo district, a neighbourhood increasingly favoured by the artist community. The nine-storey building contains seven residential units while the ground floor is in part given over to commercial space. The restoration process led by BKSK Architects, commissioned by Goldman Properties, involved active owner participation and was completed in early 2008.
The building’s key feature is the double-layered limestone screen façade giving onto Bond Street. Five, full-height stone shafts divide the elevation vertically. On the same plane of projection lies one of the string courses and a series of shorter columns placed at irregular distances between the floors. Set further back, another limestone grid stands before window and door frames in bronze, a material chosen for its technical and aesthetic qualities.
The syncopated façade develops a balanced play of solids and voids that dialogues with the historic buildings on either side while maintaining a thoroughly contemporary language.
Astec provided the 80 plus sliding window and doorframes in ABX Architectural Bronze, a special bronze alloy. Heavy-duty thickness of all sections and open joints ensure exceptional wind resistance, water and draught proofing, and thermal and acoustic insulation.
The precision-controlled burnished surface finish confers an exclusive natural sheen as well as marked resistance to the elements and pollutants.
