Tyumen in the 19th century was a "water gate to Siberia”. In the 20th century, the development of railway and road infrastructure led to a reduction in demand for river transport. As a result, the port lost its significance, but the memory of the place in the city is still preserved.
When creating the River Port project, Brusnika decided to preserve the identity of the place and return access to the river to the city. The project not only restores historical justice, but also provides citizens with comfortable access to water. The territory is divided into two parts: the southern part with closed residential blocks and the northern part with permeable buildings and public spaces near the river. They will be implemented in stages: first the southern section, then the northern.

The semantic center of the area is the Tura River. Therefore, the main idea of the project is to make the new development permeable and ensure access to the river for all citizens. For this purpose, the houses were arranged in rows. Between the buildings there are places for recreation, children's and sports grounds, squares and park areas. This territory can be used by everyone who comes here to take a walk and relax on the embankment. The revitalized territory is integrated into the urban fabric with the help of a bicycle and transport network, as well as a green park along the embankment. This is part of the city embankment, which will be landscaped in several stages and will become part of the green frame of Tyumen, connecting the new area with the historical center of the city.
The project places a big emphasis on bringing this part of the city and the river back to its residents. The landscaped embankment will become a continuation of the green frame of the city and will connect this area with the historical center of the city. The project includes a lot of landscaping both in public areas and in private ones. In view of the difficult climate in Siberia, it was very important to take into account the all-season nature of the territory and its accessibility and relevance at any time of the year and day.
Also, a lot of work was done with local communities - in the process of preparing the project, many consultations were held with ecologists, local historians, athletes, cyclists, and so on. The project master plan is a joint work of experts, community and business.
The master plan for the southern part of the territory is reminiscent of a European city in density: a uniform grid of streets is filled with closed mid-rise blocks, inside of which there are private courtyards, and urban villas. The dominant area is a 24-story tower, which will become the new city landmark of the “River Port”. In the northern part of the project, blocked and monosection houses are used with lower storeys towards the river - thanks to this technique, most of the apartments have a view of the river. In the center of the port development there is a pedestrian shopping street, which is overlooked by shop windows and summer retail premises. In different buildings, retail occupies from one to three first floors. Thanks to the large number of commercial premises, residents of the neighborhoods can open an office, shop or cafe in their home, as well as receive the necessary services without leaving the city center. This solution increases the attractiveness of the territory for citizens and allows increasing its attendance. Next to the shopping street, the architects preserved a historical oak tree, creating a small square around it. To emphasize the identity of the place, two rail-mounted port cranes - Ganz and Albrecht - will remain on the embankment. They will become a decoration of the coastal area and a local attraction.
Working in such difficult climatic conditions, when it’s winter 7 months a year and the snow level reaches half a meter, you need to pay special attention to the development of identity and all-seasons in order to get people out of the house and fill the city with life. In our project, we are already able to do this, despite the fact that the project is designed for final implementation by 2030. Our project creates a new quality of urban life for both residents and all citizens.
