The building, belonging to the historical industrial heritage of the early post-war years and strongly characterized by the organization of the three spans, the windows, the single front façade and the presence of other buildings nearby, created a challenge for the project, which reinterpreted the needs of contemporary living and urban regeneration in a building context strongly conditioned by pre-existing structures.
An internal courtyard was obtained by demolishing a part of the central span and replacing it with a new steel structure, within the two pre-existing spans. Created using materials and colours of local traditions, the new structure offers a contemporary interpretation of the pre-existing façade ensure ventilation and a correct amount of natural light in the apartments.

In the urban context of the outskirts of Bologna, characterized by medium-high population density, the project consists of the urban regeneration as a residential function of a complex of disused buildings belonging to the historical industrial heritage of the early post-war years, including one of the first establishments of the celebrated automobile manufacturer Maserati.
This project reinterprete the requirements of modern living and urban regeneration, within a context heavily influenced by existing structures, demolishing a portion of the central bay and replacing it with a new steel structure, integrated within the two remaining original bays. Utilizing materials and colors inspired by local traditions, the new structure provides a contemporary take on the existing façade.

The building has been certified in energy class A, achieved through a very effective envelope and a highly efficient heating and cooling system. Insulation, walls and windows have been designed to reduce heat loss and improve living comfort.
The courtyard, obtained by demolishing part of the central span and replacing it with a new steel structure, guarantees natural ventilation and a correct supply of sunlight to the apartments, reducing the use of air conditioning and artificial lighting systems.

In the urban context of the outskirts of Bologna, characterized by a medium-high population density, the project consists of the urban regeneration for residential use of a complex of abandoned buildings belonging to the historical industrial heritage of the post-war period, including one of the first factories of the famous car manufacturer Maserati. The building, characterized by the organization of the three bays, the windows, the single front façade and the presence of other buildings nearby, constituted a challenge for the project, which reinterpreted the needs of contemporary living and urban regeneration in a building context strongly influenced by pre-existing structures.
The original single-storey space was transformed by adding a new intermediate attic level, facilitating the creation of 11 small units for seasonal workers and singles, each with its own independent entrance. To ensure adequate ventilation and natural light, an internal courtyard was integrated by demolishing part of the central section and installing a new steel structure within the two existing spans. Constructed using traditional local materials and colors, the updated structure provides a contemporary reinterpretation of the original facade.

The choice of local materials and attention to detail in both interior and exterior design create a welcoming and sustainable environment. Curriculum

TECO+ partners is an architectural firm based in Bologna, consisting of 6 partners and a team of 30 collaborators, architects, civil engineers and designers.
The firm designs residential, scholastic and sports buildings and complexes, as well as offices and productive establishments in Italy and abroad.
The environmental quality of projects arises from study and experience of techniques for the use of renewable energies, bio-architecture construction systems, biocompatible materials and passive climate control.
TECO+partners designs residential buildings that integrate the public dimension of sociality with the private dimension of the habitation with great attention to feelings and transformations of contemporary habitation. The projects study different modalities where an urban environment project that respects tradition while having a strongly innovative intention, understanding the substance of the urban scene and adapting it to contemporary functionalities and languages.
