The project relies on the natural landscape of the West Lake Scenic Area, combines the property demands of Dajia Insurance Pension, and takes advantage of the development platform of the government's scenic area landscape improvement. Considering the surrounding landscape, transportation, medical care, temples and other resource conditions, the land is transformed into a high-end, health care, vacation, and pension-themed travel and residence community. The problems of mixed traffic of people and vehicles, monotonous streets and lanes, and lack of landscape in the original community are sorted out, and the acupuncture-moxibustion transformation is carried out to revitalize the entire community, give it a new life, and make it an ideal community for travel and pension.
The project is located in the city center, in the West Lake Scenic Area, and is a combination of original landscapes such as mountains, forests, and tea fields. The renovation follows the texture of the original village, creating a Jiangnan building with white walls and black tiles, presenting a gentle and elegant Jiangnan artistic conception, which meets the demands of urban development and provides a community sample for travel and retirement for urban transformation. The overall plan preserves the original trees on the site, adds shrubs and trees, and creates a humanistic and natural landscape through the echo of architecture with mountains, forests, lakes, and tea fields, so that residents can get closer to nature and have a comfortable living and health care experience.
This project renovates vacant and unfinished houses so that the buildings can be used and reborn and the community can develop sustainably. The structure is not damaged, and some buildings are reinforced to ensure the safety of the building. The thermal insulation performance of the building is strengthened, and energy-saving glass and other materials are used to reduce energy consumption. The increase in building eaves allows the interior to make full use of natural light and natural wind, reducing dependence on artificial lighting and air-conditioning systems. Imitation stone components are used to replace the real stone, reducing the exploitation of natural resources. Using reclaimed materials such as blue tiles and old stone slabs from existing buildings for landscape renovation helps to avoid waste.
Huangniling Community comprises over 90 original houses, half of which have been vacant for years. Many of these houses lack windows, and some buildings are even without staircases, leading to safety issues and making the community uninhabitable. The architectural renovation design focuses on streamlining street and alley traffic, planning functional placements, and adding landscape nodes. This approach aims to transform the original barracks-like layout, which caused a homogenised and rigid impression of the street and alley spaces, into a more dynamic and varied streetscape with staggered rooflines and building facades that recede and advance. The project is located in the West Lake Scenic Area, the city's core district, surrounded by comprehensive medical facilities, adjacent to Hangzhou Botanical Garden and Longjing Tea Plantation, and within walking distance to Lingyin Temple. This makes it an ideal place for residence and spiritual retreat. The community offers elderly care services and integrates various functions such as tourism, learning, entertainment, and social interaction, creating a new model for residential wellness and a youthful approach to ageing. The project simultaneously renovates the architecture, interiors, and landscape, incorporating municipal restructuring and signage systems to address some of the current issues in the Huangniling Community. This can serve as a reference and model for urban renewal projects in city centres.
Urban renewal is now imperative, requiring designers to genuinely focus and deeply engage. The renovation process is relatively lengthy, demanding more time, manpower, and effort to resolve numerous on-site issues and address unexpected problems, requiring designers to swiftly find solutions. Transforming vacant buildings and neglected communities, extending the life of these structures, and driving urban development is a journey we are committed to.
