The Waldyr Beira Building, developed by Perkins&Will São Paulo for the Construtora e
Incorporadora Pedra Forte, innovates in the corporate building segment. Raised in a privileged site in the heart of São Paulo’s capital, the single-tower development has 22 double-height corporate floors, that provides privileged views of the city to all the users, including those on the first floor, positioned at the level of treetops. “This is a strategy to vertically expand the constructive potential maintaining the floor area, thus providing a breathtaking view of the treelined horizon of the city”, says Douglas Tolaine, studio’s Design Principal. The 1,711 sqm plot accommodates three basements, a lobby, and duplex floors that can be split in two sets.

While in the Pinheiros side there is the freedom for verticalization and the opportunity to be inserted in an important commercial center, in Jardim Paulistano the limited hight and integration with nature offer a unique view of São Paulo, which embraces the building and ends up becoming one of its greatest attractions. In order to combine all these advantages, the Waldyr Beira Building was built in the Pinheiros neighborhood, emerging as an architectural icon of the place with a privileged view of São Paulo, surrounded by nature, and a free horizon for contemplation.
Following rigorous sustainability and energy efficiency precepts, the building counts with sensors for lighting activation in addition to watersaving and reuse systems, with flow restrictors and dual-flush toilets. Part of the saved resources is used to clean common areas and irrigation of landscaping and green spaces, that privileges native species, which is already adapted to Brazilian climates. In addition to these precepts related to the daily use of spaces, the building’s main characteristic - ftransparency - contributes to sustainability and energy efficiency. The transparent glass facades allow the entry of natural light, but not heat, as the metallic brises protect the two sides that face the sun throughout the day - in addition to allowing cross ventilation.
To enable the construction of this unique project, we opted for prestressed slabs over the traditional reinforced concrete slabs, once they have an active reinforcement with tensions pre-applied to the tendons, increasing their strength. As a collateral effect, thickest slabs are required, impacting on the visual of the building, that embrace the 30 centimetres slabs while eliminates the beams that traditionally limit infrastructure solutions and future occupancy. “Here the user has total capacity and freedom to enjoy the space in a rational and sensory way, differing from what the traditional market has to offer”, comments Douglas Tolaine.
The Waldyr Beira Building was born as an architectural icon. With free slabs, transparency and exclusive metal brises - which wrap the building like a delicate fabric - it stands out by establishing a broad visual connection between interior and exterior, exposing architecture in its purest form. Regarding finishes, we opted for treated exposed concrete, applied both in slabs and pillars. Neutral and contemporary, it gives prominence to the view and requires minimal maintenance. Technical terraces accommodate VRF air-conditioning systems and electrical cabling, reducing the visual interference of equipment. For the common areas, we chose grey slate placed in irregularly shaped planks. A building that values simplicity and the minimalism of materials, reinforcing its unique identity.
The Waldyr Beira Building is raised next to another project, fruit of the partnership between Pedra Forte and Perkins&Will. The future launch will complete the composition of a harmonious architectural ensemble, with two active façades offering convenient structure to those who frequent one of the most important areas of São Paulo, the neighbourhood of Pinheiros.
