The 2019 project had a decisive turning point in the pandemic period when the client courageously asked to throw away the project in progress. The building was the new headquarters in a 4-story tower block.So the new construction was rethought from the ground up. The MMB challenge was to create the new headquarters which fully reflected some company principles: flexibility, expandability, transparency, in a human scale, lightness and sustainability. Thus, it was developed the new idea of a campus made up of different buildings, capable of hosting activities linked to company productivity; a campus made up of three single-storey buildings, surrounded by a large garden which could be available for everyone to work in and to enjoy moments of relaxation (lunch break, convivial meetings...) in full contact with nature.

The new MMB headquarters is built within an industrial area of Faenza (RA) overlooking the motorway and occupies approximately half of the lot. The modular building aggregation system will allow the possibility of expanding the campus in the future. Right on the northern front, a perforated metal sheet curtain acts as protection, parallel to the motorway that runs alongside the project lot. On the other side, from the highway, you can see the beauty of the “suspended” wooden structure and the corten-covered long base, lighted up at night.
The designed section of the project has a large roof pitch that protects the large glass facades from direct summer solar radiation.Particular attention was paid to the choice of materials, based on environmental compatibility and energy saving. In particular, the materials identified are: laminated wood structure, mineral wool roof insulation (200 mm), natural larch, large facades with double-chamber low-emissivity glass (transmittance up to at 0.81 W/m2K - Solar factor up to 31.2%). Furthermore, the perimeter air conditioning system is strategic and the heat pump is powered by photovoltaic systems, installed on the roof of each building (about 120kW). A sophisticated home automation system manages everything. The rainwater is collected in a huge tank and reused for watering the garden. All buildings are certified in energy class A4.
The design consists of a repeated module composed by a pillar in the centre and an inverted pyramid placed above as a roof. This creates a building with large cantilevered pitches, which protect the buildings and external paths from the sun and rain. The view from inside and the sidewalks extend into a large garden, in which the buildings are immersed, like a modern cloister where people can share their working time like on a corporate campus. The beautiful garden is organized into areas, with different essences and volumes of greenery, and is completed with a "cloud-shaped" pergola, which shades an external work space designed for meetings. An existing building completes the campus on the south side of the area. This building houses a large multifunctional room for training courses, conferences and corporate events, as well as some areas for leisure and physical activities. Nearby there is also an arena for around 50 people seated, an outdoor kitchen and a padel court, all available to employees. The choice of materials was particularly careful: the natural larch, the sound-absorbing panels in blockboard wood, the large glass facades, the perforated Corten metal sheet, the warm colours of the finish. The harmony of the natural materials is reflected in the colours of the garden, and both change with the passing of the seasons.
Founder’s thought about the project: “We were dreaming about a building that could have been powerful and solid as well as light and transparent and there it was this campus, extraordinarily beautiful and fully accessible by everyone; actually meeting the real needs of our employees. People can experience working surrounded by a wonderful green park, supported by the best construction industry technology”.
LIVELLO DUE is a group of professionals who collaborate on the design. Each person puts in play their own skills to give a broader and more complete vision of the project to the client.
The studio has been operating in the Ravenna area and its surrounding for more than 20 years and accompanies all phases of the building project: from the architectural and structural design, up to the direction of the works and the executive and safety management on site, during the execution of the works.
Manager designer Claudio Obrizzi has been a registered professional since 1994. He mainly deals with architectural design, urban planning and construction management, for both residential construction and productive activities.
Designer Ambra Cicognani is a registered architect and has been collaborating with the LIVELLO DUE studio since 2021. She mainly deals with architectural and executive designs, and she is specialized in architectural models.
