The design fits into the surrounding development and maintains the ensemble with the listed neighboring buildings - but develops its own new identity based on the history of the location. In keeping with the tradition of Hamburg's office buildings, a modern building was created that meets the requirements of our time and at the same time preserves the spirit of the place in terms of urban space. This was especially important because it replaced the original Deutschlandhaus, a modern design from the 1920s, which unfortunately was highly damaged in World War II and in terms of architectural quality was not reconstructed in a satisfying way.

Further planning constraints were its dense urban setting with adjacent fire protection walls of the neighboring buildings as well as a number of set-back floors which were part of the building regulations to be taken care of in the design. The single atrium space was a design tool to maximise the useable space as well as the distribution of natural daylight by at the same time creating flexible floorplans which extend the set backs towards the inner core of the building. The concrete structure is clad with prefabricated concrete façade elements which incorporate the red clinker. The way this has been manufactured is a world premiere. The inner atrium is covered with a circular steel structured roof made out of ETFE-foil cushions in three layers, integrating an adjustable layer for sun protection.
In terms of sustainability this architectural quality will lead to a big acceptance both from the end-user side, the investors and especially the society. This is a major factor in sustainable design. During its life-span, the energy consumption is drastically reduced by covering the atrium with a roof and drastically improving the A/V-ratio. The ETFE foil roof structure has a three-layer structure with integrated, switchable sun protection. Air outlets in the area of the benches in the middle of the atrium continuously supply small amounts of fresh air to the atrium, which slowly rise due to the natural thermals. The choice of the palm species was made based on the prevailing physical conditions, so that additional technical measures can be largely avoided. The project is pre-certified with LEED-platinum standard and meets the highest criteria of sustainability in Germany.
The building has around 40,000 sqm GFA above ground. These are divided into around 29,000 sqm of office space, almost 30 modern apartments and retail space with restaurants on the ground floor. The defining material red clinker dominates the outer facade - flat, long stone formats are set vertically in a free formation. They run into the reveals and close off horizontal parapets and window lintels; The result is a focus on the essential materials - stone and glass. Inside, a light-flooded atrium with a parametrically designed ellipsoidal layout welcomes the public. Visually overlapping interior terraces create a fascinating atmosphere. The exterior design was made possible by an innovative construction principle in which hand-fired solid bricks were embedded in precast concrete elements using a specially designed matrix. In order to emphasize the character of the natural material and to bring the surfaces to life with the play of light and shadow, grouting was completely avoided. This meant that expansion and separation joints could be integrated imperceptibly and the curved corners of the building could be elegantly depicted. The overall typology follows the principle of flexibility in order to foresee all possible user-related changes over the decades to come. Floor-to-floor-heights are maximized and a fully flexible floorplan layout generates an almost generic use-case. For circulation cores each have the possibility to connect two to three office-units which themselves can be interconnected, so that almost all scenarios are possible.
The design offers an innovative solution to a rather complex urban problem: Revitalising the inner city and making it attractive both to the users as well as the public. But instead of simply remodeling the old or designing something new from scratch, this approach derives a contemporary concept from analyzing history. The outside inserts itself into the urban fabric whereas the inner atrium creates an unpredicted modern world of its own – publicly accessible for everyone.
