Sage Realty Corporation, the client, wanted to position this Midtown Manhattan property as a forward-looking workplace eco-system that leverages an existing plaza, arcade, and jewel box of a lobby to welcome employees and guests at the street level. The reimaging of the piano-shaped ground floor lobby included a newly sculpted, structural glass façade that maximizes transparency from the street through to the outdoor plaza space. FXCollaborative brought specialized experience and familiarity to reinvigorate the lobby, as we were the architect for the existing building, dating back to 1980. The project took great care to address the client's needs while embodying the spirit of the building's original design intent, history, and context.
The integration of the existing plaza, arcade, and the redesigned lobby creates a seamless connection that blurs the line between interior and exterior spaces with an undulating full extension clear glass storefront. The indoor and outdoor connectivity is amplified by a new ceiling that pulls a pattern of playful light apertures varying in size based on their proximity to the columns, the core, and prime areas within the lobby. Art is an important activator, and a new carefully designed security desk is shaped to celebrate the fluid lines of the curved perimeter, anchoring the lobby within the urban context. Beyond the lobby, the design extends to the arcade and plaza with new planters and benches, transforming the former loading area into a welcoming conversation pit.
The 767 Third Avenue renovation improves the energy efficiency of the existing space through strategic upgrades while celebrating existing features to minimize embodied carbon. The original glass façade, which had a dense mullion pattern, was replaced with larger pieces of glass without mullions and with a low-E coating, to improve thermal performance. The addition of insulation in areas where there previously was none further improves energy efficiency. Original structural concrete columns were integrated into the design as exposed elements, avoiding the embodied carbon of additional finishes. Two new mechanical units improved system efficiency and air filtration for occupant health. In the public outdoor plaza, new trees and native and adapted plantings enhance the urban environment.
Amid the reprioritization of the hybrid workplace, the 767 Third Avenue Lobby Repositioning elevates the space into an engaging and attractive office experience. Starting from the sidewalk, the public plaza engages with the city fabric and welcomes tenants, visitors, and the public. To seamlessly connect the street to the interior, the flowing curved glass façade is as transparent as possible. The glass stands twenty feet tall and is completely free from mullions, framing, and fittings. Achieving this design with laminated and insulated glass units with low-E coatings required extensive collaboration between the design team, the contractor, and the suppliers. The ceiling is a smooth plane that bridges between the interior and exterior and is patterned with hundreds of small-aperture light fixtures. On the interior, the design is a play between the minimal, crisp detailing of the glass envelope and solid surface wall panels and the rougher textures of the columns and desk. The existing concrete columns were bush-hammered to expose the aggregate and add scale. The concrete desk was crafted with aggregates of various scales, colors, and textures to bridge the smooth elements and textured surfaces. Both elements required close collaboration between the design team and craftspeople and an iterative process. The juxtaposition of sleek finishes and industrial elements creates balance and further complements the surrounding urban landscape, transforming this legacy office building.
