The project commenced in fall 2021 with the expansion of Münchner Bundesstraße to four lanes, complemented by bike and pedestrian paths. Two houses, including the former family-run Bierbrunnen (english: Beer fountain) restaurant, were demolished. Additionally, a 280 square meter strip of land had to be ceded to the state for the road expansion. On the remaining approximately 2050 square meters of buildable land, developer Fabian Vorderegger, whose family operated the Bierbrunnen restaurant, aimed to create a meaningful and architecturally sophisticated project integrating an existing office building in the second row.

After comprehensive evaluation of various options in all planning aspects, a urban layout for the volume was found, allowing integration of the existing building on Forellenweg into the design. The existing underground parking ramp was utilized for the new construction, requiring no alterations to the existing garage. The building's structure, with commercial use at the base and a peak towards the intersection, facilitated a spatially cohesive integration of residential space. The terraced arrangement created open spaces for all project apartments on the side away from the street. This planning supports successful residential use in a demanding location.

The developers provide two car-sharing cars for the building's mobility plan. They also focus on bicycle infrastructure, with separate covered parking for visitors and daily users on the ground floor, and a resident bike park in the basement. An extended bike elevator accommodates cargo bikes. Due to the extensive mobility options provided for residents, the City of Salzburg reduced the mandatory parking ratio from 1.2 to 1 car per apartment. The project won the VCÖ Club's 2019 award for excellence. The building uses geothermal heating, heat pumps, and rooftop solar panels and is therefore certified by “Climate Active” Austria.

The project site on Münchner Bundesstraße is a high-traffic area now relieved by adding a lane and bicycle paths. Large areas were ceded for this, rebuildable from the second floor. The L-shaped building terraces the floors towards exterior spaces away from the street creating a prominent corner that protects the apartments from street noise. The building has a dual appearance: an aluminum facade faces the busy road, while the interior and roofs feature greenery. High-density development leads to multi-use spaces. Corridors are above the pedestrian/bicycle path, and a greened playground is above the apartments, maximizing space. The playground offers mountain views. The multifunctional building includes office units, commercial spaces, and 34 apartments. The preservation and superstructure of the existing building on Forellenweg is a conceptual highlight. Maintaining the building was not merely a pragmatic consideration. Constructing anew would have meant additional CO2 emissions, energy consumption, and resource use. To underscore this deliberate architectural decision, any embellishment of the structure from 2004 was eschewed, allowing it to retain its distinct character and stand out as a separate architectural epoch amidst the annexation and superstructure.

We, as developers, have a deep familial connection to the former "Bierbrunnen" inn site at Lieferinger Spitz. Over the years, we explored various ideas for renovating, extending, or rebuilding. In 2018, we entrusted Lechner & Lechner Architects with designing a prominent mixed-use townhouse, drawn by their expertise and our longstanding trust in them. Close collaboration and shared goals were instrumental in the successful development of the project.

Curriculum

We have implemented a densification project on Münchner Bundesstraße that promotes urban growth while preserving green spaces. Our five- to six-story building, completed 2023, integrates an existing office building and efficiently utilizes the space. We transformed the technical challenge into appealing urban development. Our distinctive building offers 34 rental apartments and 14 commercial units. A structure cantilevered up to 7.5 meters from the third floor creates a new visual axis towards the old town and doubles the use of the sealed area. The construction protects against street noise with commercial spaces facing the busy side, while residential areas are oriented towards the quieter rear. A terraced, L-shaped structure creates generous terraces and a harmonious transition to the rural surroundings. Our sustainable concept includes green roofs, vertical plantings, geothermal energy, and an efficient transportation concept with car sharing and reuse of existing structures.
