The Palazzo Missori project aims to transform a historic building into a modern, sustainable landmark while preserving Marcello Piacentini’s 1938 design. The strategy combines historical preservation with contemporary updates, targeting certifications like LEED, BREEAM, and WELL to ensure sustainability and long-term value. The project began after consolidating full ownership of the property at Via Gonzaga 4-6, which previously housed a fragmented mix of tenants and uses. Following the departure of major public tenants, ownership vacated remaining leased areas, enabling the comprehensive redevelopment of the building to modernize its spaces while honoring its architectural heritage.

The Palazzo Missori project engages with its urban context by blending historical preservation with modern design. In collaboration with the municipality, the developer revitalizes the surrounding area to improve pedestrian access and public spaces. Retail and restaurant spaces within the building invite the public to experience the internal gallery and rooftop terraces, enhancing the area’s vibrancy. These public-facing elements create a dynamic environment, allowing visitors and customers to interact with the building while adding value to the district and fostering a stronger connection between the property and the city.

The strategies employed in Palazzo Missori emphasize sustainability at every stage, from design to execution.
