A key focus of Veneto 89 was the comprehensive value creation process, which spanned from acquisition to final sale. Following the purchase, the development team embarked on an ambitious full-scale redevelopment project with a capex investment of approximately 46 million. The project’s success extends beyond the financial transaction, representing a major step in the revitalization of Via Veneto. A return-to-origin approach was adopted, meticulously restoring the monumental lobby and internal courtyards to their former grandeur, creating spaces that blend history with modern functionality.
To enhance the building’s accessibility, the development introduced three distinct entrances, designed for tenants and event use. This multifunctional access strategy not only increases convenience but also elevates the overall experience for all building users. The quality of materials used throughout the redevelopment is exceptional, with extensive use of high-end marble and other premium finishes that reflect the ambition to create a timeless, iconic building designed to endure for many years.
In addition to its architectural and functional features, Veneto 89 achieved LEED Platinum certification, a significant accomplishment for a historic building, underscoring its commitment to sustainability and innovation. This certification, alongside the pursuit of BREEAM Very Good and WELL Silver, reaffirms the building’s leadership in creating sustainable and healthy working environments. Moreover, the project contributed to a 33% reduction in carbon emissions compared to pre-refurbishment levels, aligning with the Paris Climate Agreement and global climate objectives. Veneto 89 exemplifies a forward-looking approach, ensuring that this historic building will remain a beacon of sustainability, architectural excellence, and commercial success for years to come.
The redevelopment also focused on enhancing tenant value through the creation of 1,592 square meters of panoramic terraces, offering peaceful outdoor spaces where history and modernity converge. These terraces add 285 square meters to the total Gross Leasable Area (GLA), providing dynamic spaces that further contribute to the building’s versatility and aesthetic appeal. The building’s Building Management System (BMS) allows for real-time control over mechanical and electrical systems, optimizing both energy use and operational efficiency, with functionality improving to 92%, supporting an additional 120 occupants per floor. The holistic restoration of Veneto 89 has not only enhanced the building’s functionality but also restored its position as a symbol of luxury and sustainability. The return to its original grandeur, combined with cutting-edge technology. The innovative features of the renovated property have made Veneto 89 a landmark of modern office spaces in Rome, enabling Ardian to pre-let 100% of the building before the end of construction works. It currently hosts the Roman headquarters of Deloitte and Amazon demonstrating that prime tenants are able to recognize the value of strong ESG credentials and modern spaces designed in the present but ready for future challenges.
This 23,000-square-meter landmark, designed by Studio Scandurra, harmonizes modern architectural solutions with its historic surroundings, playing a pivotal role in the revitalization of Via Veneto, restoring one of Rome’s most prestigious streets to its original splendor.
