The new Tirana 24 residential development is situated on a long-abandoned and previously inaccessible site in Piazza Tirana near the San Cristoforo railway station stop in Milan. The project is part of a strong urban transformation amplified by the imminent arrival of the new metro line stop and the redevelopment of the railway yards. From the early planning stages the project aimed to propose an architecture that respects as much as possible the neighborhood identity being at the same time innovative and sustainable from both the enviromental and social side. The strategic vision of the project, aligning with all the Borio Mangiarotti developments, aims to regenerate an urban area in a sustainable way, improving its liveability, accessibility and safety.

The project takes place within a big urban regeneration process that the San Cristoforo neighborhood is going through. The comparison with the surrounding context was inevitable: the dialogue that the new intervention establishes with the neighborhood and the new urban transformations represents one of the founding values of the project settlement principles. Elements of comparison were:

- the "new" Piazza Tirana, which will be redeveloped with a big urban redevelopment project also promoted by the arrival of the new M4 station

- the San Cristoforo railway yard which will be accessible with the future linear park up to the Porta Genova yard

- the new cycle/pedestrian walkway that will connect the square to the Naviglio Grande and the Ronchetto district.

From the early planning stages the project aimed to propose an architecture that respects as much as possible the neighborhood identity being at the same time innovative and sustainable from both the enviromental and social sides. The new nZEB (Near Zero Energy Building) residential complex, in class A, will be equipped with latest generation geothermal, photovoltaic and controlled mechanical ventilation systems. The construction site will also be managed in a "carbon neutral" way, with zero net CO2 impact, using energy coming exclusively from renewable sources. Furthermore, the layout of the building is designed on a modular structural grid to guarantee the greatest spaces flexibility.

With its L-shaped planimetric conformation, the building reconstructs a new vibrant front on Piazza Tirana and completes the urban layout by continuing with the building along the Tirana private street. The volume is divided into different heights: 5 floors + pilotis level towards the square and 8 floors with a tower shape along the private street. The main façade along the square is marked by the alternation of full and empty spaces: the emptying of the corner and the projecting balcony-planter which acts as an entrance shelter, emphasize the urbanity of the project. The southern facade is marked by a reinforced concrete grid which hosts large loggias and protects the apartments from solar radiation, taking inspiration from the Milanese rationalist architecture of the “professionismo colto”

The Tirana 24 project is in line with the Milanese architectural tradition, capable of regenerating spaces and redefining new urban dynamics without neglecting formal architectural research in the name of sustainability and innovation.
