The aim of the design was to find a dignified and independent end to the site, which is largely occupied by the ALEXA shopping centre. The oversized firewall that has characterised the urban space for years as the end of the shopping centre is completely concealed by the intelligent development solution and is no longer perceptible. On the one hand, the U-shaped development allows the eaves height of the ALEXA to be continued along Alexanderstrasse, while on the other, the high point required by the development plan is achieved by the classic high-rise architecture with the 65-metre-high tower. An inviting "inner courtyard" is created between the rising structures, giving the residents of the building the feeling of "coming home" in the middle of Berlin-Mitte.
The residential tower with 269 apartments is located in Berlin-Mitte right next to the well known shopping centre ALEXA at Alexanderplatz. The design is characterized by two distinctive building sections of different heights, which are connected by a generously proportioned inner courtyard. The structure facing Alexanderstraße with its 12 floors merges harmoniously into the tower building with 20 floors and 65m height. For several decades, this site was just a large wasteland where nothing took place except the annual Christmas market. Today, there is a building there that fills this place with life again.
For more than 200 years, Alexanderplatz and its surroundings have been the scene of German history. Since the 1920s, Berlin is increasingly becoming a modern metropolis. No other building type than the tower has more symbolic power of a modern metropolis. Along Alexanderstraße, adjacent to Voltairestraße, is the building site for the first residential high-rise in the Mitte district after reunification. The design is characterized by two distinctive building sections of different heights, which are connected by a generous inner courtyard. The structure facing Alexanderstraße with its 12 floors merges harmoniously into the tower building with 20 floors and 65m height. The tower, planned in the style of the classic Chicago School high-rise architecture, creates modern and flexible residential floor plans. The vertical façade with its floor-to-ceiling windows emphasizes the lightness of the design. The resident is led into the house through the mirrored canopy underneath in the courtyard. The lobby with hotel-like character is the place where one enters the residence and arrives at home. Starting from the 1st floor, a total of 269 city apartments with apartment sizes of approx. 50 - 150 sqm have been planned. An underground parking garage creates sufficient parking space for residents and visitors. There is a high quality developed and equipped fitness room on the first floor, as well as a roof terrace with kitchen lounge, from which one experiences a dreamlike view over Berlin.
With Grandaire, we are creating a new urban landmark in an exclusive location in Berlin. The exposed location on the legendary Alexanderplatz not only offers numerous shopping opportunities and cultural attractions within walking distance, it also boasts excellent transport links. We are delighted to be able to contribute to strengthening Berlin's positive image in the long term with this exceptional project and its powerful and stylish architecture.
