T. R. Wurster Construction was engaged to build an approved plan which was ready for construction. As we were demolishing the structure and studying the project we realized the potential of the site. After demonstrating to the client that we could design a basement on a hillside without shoring while dramatically increasing ceiling heights the client requested a full redesign. Using a point cloud dataset we carefully traced our surcharge lines to maximize the basement footprint without undermining the neighboring properties, then we went to work carving and crafting a floorplan which maximized the allowable above ground footage while capturing as much below ground footage as possible. Vigorous programming ensued to maximize the occupant's connection to water and sun.

The site has pristine views of the Santa Monica Mountain conservacy behind, and the Pacific Ocean Horizon in front overlooking Topanga Point, Catalina Island, and a sweeping view of Santa Monica Bay. Fenestration was positioned to maximize the occupant's interaction with the environment. Large operable fenestration units transform the living space into an enlarged indoor/outdoor venue at will in good weather, and closes the exterior to be viewed but not felt in inclement weather. Water is the strongest element of the project, so a back yard 'ocean' serves as a metaphorical reference to the ocean views which are prominent from the front elevation, water features cascading down hand chiseled granite walls on the side and rear yards further strengthen's the interior's relationship with water.

The building was designed to meet the stringent requirements of California Green regulations. The utmost attention was placed upon designing HVAC, building envelope systems, and related details in order to exceed the stringent incumbent energy requirements. Natural stone is used throughout the building to ground and connect the interior and exterior with the earth. With intense planning and intention, existing retaining wall elements on the property were recycled which resulted in a significant offset in carbon footprint by avoiding the demolition and replacement of these existing systems. Existing plant specimens were salvaged and re-purposed, landscape irrigation drainage systems capture runoff and redirect runoff to utilize rainwater, garden spaces were maximized.

The project is defined by the concept of leather, and the element of water. Vegan leather ceilings opposing the leathered travertine floors create an environment where natural materials, textures, and colors form a warm and inviting space. The crisp white walls and ample fenestration is tempered by automated shading systems to maintain a sense of privacy and shelter while allowing the occupant to immerse themselves in the environment at will. The minimal roof structure featuring expressed structural steel is unusually slim, clearstory windows at the roof elevation change punctuate the roof system to further the perception of a lightweight roof system. Complex MEP systems such as innovative electronic shower & tub controls abound, 12 indvidual HVAC zones assure occupants remain comfortable. The house is private when it wants to be, public via an enviable hospitality program where the backyard offers a terraced seating area with views of the ocean and black onyx reflecting pool below. Each bedroom contains a stone clad en-suite bath, bespoke furniture was designed for each room, digital twins of physical artworks were commissioned and curated by numerous fine artists partcipating in the rendering process. Lighting systems are flexible, the digital backbone is controlled by custom kurled brass toggle switches which trigger remote LV inputs to reduce the technological fatigue common in modern homes. The programmable versatility is limitless, the international style is timeless.

The house is a bespoke build for longtime friends and clients. The clients who commissioned this home are constantly interested and committed to completing a unique product of the highest order to transcend the ultra-luxury real estate environment in West Los Angeles while honoring the environment, neighborhood, and site. Constant care and concern has been put toward making the living experience beautiful, enduring, and practical.

Curriculum

This residence formed by an expressed structural steel roof structure floating upon glass walls offers panoramic views of the Pacific Ocean and pristine glimpses of the undisturbed Santa Monica Mountains. A secure entry sequence leads to a cantilevered leathered travertine stair emerging from a hand-chiseled granite feature wall, leading visitors up to the bluff that forms the upper-level living space with operable fenestration which invites the ocean breeze. The primary suite boasts a glass roof over the steam shower, an active water feature wall juxtaposes the endless motion of the crashing waves of the sea within earshot. In the basement a display of collectible vehicles and a theater awaits beyond the transparent wine wall. Innovation effortlessly merges with function and program as the interior seamlessly joins the temperate Southern California environment, creating a timeless and captivating modern residence of international style that celebrates the essence of coastal living!
