The urban planning idea of the project was to make the maximum use of the potential permitted by the Urban Plan, raising in height with the built-up area and leaving as much green space as possible on the ground floor. In agreement with the municipality of Lugano, the intention was to create the green lung of the Molino Nuovo neighborhood, along the city's north-south travel axis, to the benefit of the surrounding residential area and the CSIA, a professional art school, located next to the site.
The building is composed of a low volume ground floor dedicated to commercial, which extends along Brentani Street and acts as a base and protection for the park. Above that, two 10-story residential towers stand tall and are aligned with the orientation and setback of the buildings on neighboring land. The height of the towers, among the highest in Lugano, places Parco Brentani among the ten tallest buildings in the city. Its distinctive pigmented concrete parapets make it an authentic landmark and transform it into a new urban landmark.

The development of the project shows a keen attention to sustainability and a desire to create value for the community, without compromising the prospect of profit for investors, planners and owners. The real strength of the project lies in the integration of a 3500 sq. m. park, an element that not only enriches the area, but significantly elevates the overall value of the neighborhood, with positive spillover effects on the real estate market and collective well-being.
This added value has been realized thanks to the institutional support of the City of Lugano and the investment fund, which have played a crucial role both as a controlling authority, ensuring compliance with quality and sustainable standards, and as facilitators. Through incentives and strategic vision, the institutions helped shape the project toward a more ambitious perspective, aimed at an urban future that harmoniously balances economic, social and environmental needs.
Parco Brentani represents a great achievement for everybody because, through public-private collaboration, affordable housing has been achieved in a building designed to function without direct CO₂ emissions, but more importantly, a large green space accessible by the community in order to promote inclusivity and urban biodiversity.
