North Tower is a landmark urban regeneration project in Pisa. Originally part of a residential Parco delle Torri complex developed by Bulgarella Group, construction began in 2010 but was halted shortly after. In the early 2020s, the project gained new momentum ultimately leading to ATI Invest’s acquisition of one of the towers, paving the way for completion of the entire complex. ATI reimagined the North Tower’s potential, shifting its purpose toward creating Pisa’s first Business Tower. While preserving the original concept, the final design, realized by ATI Project, focuses on innovative technologies and emphasizes community connection. The project aims to become a hub for economic, environmental and social sustainability, establishing a new benchmark for urban revitalization in Pisa.
The project is located in Pisa’s developing Cisanello neighborhood, between the historic center and the expanding science-medical district. As Pisa’s first business tower, it introduces a new function to the area by transforming it into a vibrant focal point for economic activity and innovation. The operation provides modern office spaces tailored to meet the demands of contemporary businesses, alongside commercial areas on the ground floor that enrich the daily lives of tenants and visitors. Its transparent glass façade connects with the community while offering tenants panoramic views of the surrounding mountains, greenery, and glimpses of the Leaning Tower. The project blends innovation, sustainability, and modern workspaces, prioritizing user wellbeing and positive community impact.
The cornerstone of the project’s sustainability is the retention of the existing steel structure, significantly reducing construction's environmental impact. Building on this, all architectural and technological elements are carefully selected to ensure optimal comfort for tenants and maximum overall sustainability. Key strategies include a highly efficient envelope, expanded photovoltaic panel capacity, measures to encourage electric vehicle and bike accessibility and prioritizing sustainable, locally sourced materials and energy-efficient systems. The design follows the LEED BD+C protocol, including LCA and LCC analysis, aiming at obtaining LEED Gold certification to highlight and underscore the environmental commitment of the intervention.
The North Tower redefines Pisa’s skyline, bringing progress and innovation to a previously abandoned site.
