The complex comprises buildings from various periods arranged irregularly concerning pre-existing structures. The main buildings have different heights, ranging from one to three floors, with diverse architectural and morphological features related to their functions. In order to mask parking areas, covering shelters will be created, designed as an element to welcome the greenery, which will therefore help with the integration of the car parks, giving more prominence to the greenery as an element of integration.

The Curtatone and Montanara Barracks (former conscription district) is located in the San Martino neighborhood, with pedestrian access from Piazza San Martino and vehicular access from Via Giordano Bruno.

The main buildings have different heights, ranging from one to three floors, with diverse architectural and morphological features related to their functions. In order to mask parking areas, covering shelters will be created, designed as an element to welcome the greenery, which will therefore help with the integration of the car parks, giving more prominence to the greenery as an element of integration.

External insulation will be applied to the new building and internal insulation to existing buildings, along with installing low-transmittance windows. Gas-free heating systems will be installed, using heat pumps for heating via radiant panels and a VRF system for summer cooling. All external areas have been remediated. New plant species will be added to common spaces and private ground-floor gardens. The historic plane trees along the entrance avenue have been fully restored. Pedestrian and vehicle paths have been designed using low-polluting materials, and a rainwater collection system will be implemented for irrigation purposes.

The project aims to redevelop the three existing buildings and construct a new five-story building. Renovations to existing buildings (Buildings 1-2, 5, and 6) will include structural reinforcement and vertical floor realignment to maximize and optimize space for new residential units, along with system upgrades and full envelope refurbishment. Building 1-2, with its longitudinal layout, will connect Piazza San Martino to the new internal urban courtyard. The ground floor will feature three units for neighborhood commercial activities to attract social functions within the area. The floors above will house 31 apartments equipped with high-efficiency communal heating and cooling systems. Building 5, centrally located within the area, will contain 25 new apartments, while Building 6 will house 4 apartments, each with an independent parking space and adjoining gardens. The new Building N (25 apartments) is designed to link and enclose the urban structure of the area, filling a corner of the plot and simultaneously defining the central private green space for public use. The building’s flat roof will serve as a communal terrace, where technical rooms will also be located. On all three properties to be renovated, skylights will be created on the roof, in addition to the creation/redistribution of internal spaces, the creation of new stairs, new access stairs inside the individual homes and paths which will connect the external space with that inside the courtyard.

Operations such as the one in Pisa are what we define as true urban regeneration: not only building redevelopment of a portion of the city or degraded and abandoned buildings, but also social regeneration, through the transformation of old buildings which are returned to the city at agreed fee.
