Jurerê Internacional is a beach allotment located to the north of Florianópolis island, currently undergoing a transformation by means of the Jurerê Internacional 2050 project. This expansion and densification project aims to enrich the urban environment, turning the resort into an ecosystem interconnected with the exuberant nature that surrounds it. The Cais project aims to collaborate with the goals of Jurerê 2050. The 20.000 m² plot stands at the center of the beachfront, at the meeting point of two key axes of the planned settlement. Based on this context, Studio mk27 proposes a multidisciplinary project that unites architecture and nature in order to provide a practical and sustainable lifestyle, in a new urban landmark.
Cais stands at the limits between beach and town: while it faces the sea, it is also at the end of Jurerê Internacional’s main commercial strip. Its location at this crucial junction makes it largely accessible and central, as well as creating opportunities for a wide array of programmes that mesh beachside and urban living: squares, restaurants, stores, bars, residential services and hotels. This diversity of programmes must be established on a pedestrian scale.
Walkability is to be stimulated by means of pleasant paths and easy access to the programmes offered to the public. All entrances, exits and access points, as well as access to the beach, are easily reached through the ground level.
In compliance with the principles of four different certifications: (2X Leed, Sustainable Sites and Fitwel Community) the Cais project is committed to the development of smart cities, characterized by their quality of life, operational efficiency, innovation and environmental protection. Low environmental impact was considered from the choices of building materials and techniques to the maintenance and running of the complex. Cais aims to contribute to the sustainable development of its surroundings, whilst serving as an innovative multi use urban apparatus. The entire construction and running operations are expected to be carried with a reduced carbon footprint.
The central square is the heart of the project. The public and private programmes are organized around it and guided by visual permeability and walkability.
The public sphere of the project is composed of two main walkways: a commercial one and an esplanade. The commercial walkway is an extension of the city's Open Mall, and traverses the complex towards the beach. Along it, are 12 commercial modules and a larger module which houses the hotel lobby. At each end of the pathway, external access is made through gentle ramps. Following the second volume of stores, a raised courtyard overlooks the central square.
The esplanade faces the beachfront. This walkway, raised 3 meters above sea level, also boasts a view of the protected green area throughout its length. Along it, three restaurants open towards the sea view and make it a new space for encounters and social gatherings.
At the center of the plot, a generous and abundantly green square opens up as the building’s 5th facade. This central clearing interconnects the six residential circulation towers with the leisure points that are organized around it. The left face is delimited by the elevated Open Mall, while the other is bound by two ground-level residential units. While the public spaces enjoy the beauty of the landscape, the private leisure areas of the ground floor make the most of the shade and natural beauty provided by its lush gardens.
Cais is the shore, the margin, the limit. The end one thing that is infinitely the beginning of the next. It is the construction that transposes one environment to another, it is the spring and the waterfall in one place. Its image takes us to a place of thinking, desiring and dreaming of what is beyond. It is a confrontation with the silence of human existence, towards new ways of living and dreaming.
Studio MK27 located in city of São Paulo was founded in the late 70’s by architect Marcio Kogan and today is comprised of 50 architects and various collaborators worldwide. Kogan is an honorary member of the AIA (American Institute of Architecture) and Professor at Politecnico di Milano. He leads a team of architects who, for the most part, have been working with him for over a decade. The team, coordinated by four directors, is constituded by three main squads: the interior design team, lead by Diana Radomysler, the architecture team, lead by Suzana Glogowski and Renata Furlanetto and the communications team, lead by Mariana Simas. The team, great admirers of the Brazilian modernism generation, seeks to fulfill the task of rethinking and giving continuity to this iconic architectural movement. The projects of Studio MK27 place value on formal simplicity and attention to details. In 2025 Studio mk27 will represent Brazil at Expo Osaka, designing the new edition of the pavilion.
