The restoration and conservative rehabilitation project for the building complex called "Villa Zecca", qualified as a building of considerable historical, artistic and architectural value, arises from the need to operate, in the immediate aftermath of the seismic event of April 6, 2009, with important interventions for repairing damage, restoration, seismic improvement and energy efficiency. The possible solutions for improving the performance of the building envelope have been evaluated from time to time according to sustainability criteria, always preferring products and technical solutions that possess physical-mechanical characteristics completely similar to those of the materials used in the past, adopting the criterion of the minimum intervention, sustainability and reversibility
The original nucleus of the building complex, with the noble chapel dedicated to S. Francesco da Paola inside, was built in the last quarter of the 18th century. Over time, a series of other buildings have been added to it, all functional to the cultivation and harvesting of agricultural products, developing in length for about 90 meters. The building is known as a country "casino", understood as a rural residence, which belonged to the noble family of the Marquises Graziani Zecca, surrounded in part by high stone walls, located on the edge of the historic core of the Municipality of Raiano, along a tree-lined branch of the Regio Tratturo Celano-Foggia, historic route of transhumance, which from the ancient lake Fucino reached the Subequana Valley, the northern edge of the Peligna basin
The choices made are compatible with the safeguarding of the typological and constructive characteristics of the building aggregate thanks also to the criterion of the reuse of the original materials and/or of local origin and in any case with a reduced environmental impact, capable of improving the performance of the building envelope. In compliance with the provisions of the CAM, products made from natural raw materials of selected quality have been used, with very low emissions of volatile organic compounds (VOC) and free of dangerous substances, which have made it possible to significantly improve the comfort of living spaces, restoring functionality to the buildings appropriate to the new needs, thus contributing to greater durability of the works and a reduction in operating costs
Reading and in-depth knowledge of the existing through a detailed metric and material survey; an in-depth historical-evolutionary study from the plant to the subsequent phases; laboratory tests of the materials used with evaluation of the construction techniques and type-morphological; an analysis of damage and degradation; the identification of the main static collapse mechanisms in place; all this made it possible to identify the operational guidelines by defining the guiding criterion to be adopted for the execution of the works which was to find the right balance between interventions aimed at the recovery / seismic improvement / energy efficiency of a prestigious building and environmental sustainability, favoring as much as possible the use of products of natural and recyclable origin, using eco-compatible technologies and sustainable materials. In addition to the conservation processes, elements of innovation have been introduced that complement the pre-existence, capable of guaranteeing the preservation of the historical data and identity, through a dynamic process between historicized material and cutting-edge technology. The restoration interventions were carried out according to sustainability criteria, able not only to redevelop the historic factory bringing it back to its former glory, but to help create a sense of pride, belonging and awareness of its historical heritage in the local community architectural
In tackling the restoration project of prestigious historic buildings, the need emerged that, alongside the recovery and conservation action, it was appropriate to attempt the proposal and definition of a different model of urban "development" that could find in the sustainability a system objective, capable of exercising the status of resource, capable of redeveloping a heavily degraded area, assuming the role of ethical-functional hinge between historicized fabric and natural environment
Intec Studio Associato works in the field of building design. Founded in 1999, with headquarters in L'Aquila, it is led by engineers Massimo Conte and Vincenzino Zaccagno. The experience gained over the years in the design of significant interventions very different from each other in terms of building type, client, function and size have helped to characterize the studio as a flexible and versatile organization that prefers to have a multidisciplinary approach to the project in a still dimension authentically handcrafted work. The studio's activity includes the fields of engineering, architecture and city design, assiduously seeking a design result that is adherent and appropriate to the requests of individual clients. The working method is based on the continuous exchange of ideas and information between the components of the studio and its collaborators to increase the points of view on the design problems to be addressed.
