The overall intervention consists of extraordinary maintenance of redevelopment, with modest modification of the shape and less volume than the existing, through conversion project with re-functionalization and energy and plant adaptation, without a change of use and without the creation of new units, with a total makeover of the cover and the creation of new shed, without modification of the seat. The company, in this new space formerly owned by it, will give rise to further opportunities for professional growth for all workers: in the re-functionalized spaces there will also be temporary laboratories for very small groups of employees dedicated to deepening the techniques and knowledge of the tools of the trade: an intervention aimed at training and recovery "sentimental" of a symbolic place. The result is a very simple layout based on the open space of the ground floor. In addition to the main space, complete the lay-out changing rooms and toilets.

APPROACH TO STRUCTURAL AND DISTRIBUTIVE TYPOLOGY The box structure of the walls of the area has been "discharged" from the function of the main structure, which is then entrusted to new structure in metal carpentry, which supports the new roofing and also provides static and seismic safety to the enclosure masonry to which it is connected. The structural - distributive flexibility is guaranteed by pilasters in marginal positions and entire spans that leave the interior space free.

APPROACH TO ARCHITECTURAL ASPECTS The architectural choices, in terms of façade and roof technology, appearance, geometries and materials, do not affect the current possibility of a double natural view. In managing the uses, the environments and the services, it has been taken into account the normative prescription that all the premises of job guarantee and exceed the minimum levels of the values of illuminated-ventilating surfaces. The ground floor is a free space except the block of services (anteroom - bathroom - shower - dressing room) while the cover is flat unless the portion to SHED, well highlighted from the inside with the structure (pillars and beams, including those knee) exposed and left naked without any coating color. The declared intention of recovering the building as closely as possible to the existing involves the maintenance of the scores and the new structure inside the volume will emerge, instead, from the covered, no longer pitched but flat with Shed, from which light will enter and light will come out, denouncing the new use and the total restructuring of the interior spaces. FRONTS The exposed fronts (south and west) of the building volume are confirmed in their current configuration and architectural structure in terms of material type but "replaced" or better, updated in particular with regard to the southern facade covered by Clinker instead of the classic brick with the insertion of dark stone pallets and new metal shelter. The fence, also updated to the present but substantially follows the previous one, has been integrated by a new access through an automated gate with company identification logo. The external frames placed on the above mentioned fronts are of the thermal break type, in steel/iron with reduced section, with double glazing; the frames of the Shed are with external plate with solar control. The windows of the ground floor can be opened with a flap-door system, the windows facing south of the Shed will be partly opening with a flap-door with automatic movement mechanism from below. Aluminium blinds have been inserted to control the illuminance; a fixed sunshade is installed on the southern front of the Shed.

SUSTAINABILITY By its very nature, the project falls within the principles of sustainable architecture, even if only for the idea of essentially converting a ruin into a new, more efficient object. The specific improvement of the intervention concerns: the environmental impact, with energy efficiency, achieved through the use of new heating and cooling technologies combined with new insulation, as a design objective; the improvement of the health, comfort and quality of use of the inhabitants; through natural lighting and external vision from all positions; the "volumetric" impact in the landscape as well as the architectural impact (which makes the city more sustainable) through a new form, or a new perception of it, while maintaining the pre-existing overall volume.

ECONOMIC IMPACT While the building was previously abandoned and in a state of total inactivity, the emotional will to keep as much as possible pre-existing elements has led to expenses that in the perspective of "new" and "maximum yield" would not have taken place. Given this premise: • The extension of the windows with replacement of all the frames has led to a condition of brightness and well-being with a consequent reduction in the use of artificial lighting; • The use of heat pump with inverter and micro-perforated pipe distribution has made it possible not to use gas, with relative savings of raw material (polluting) and greater safety; • At an entrepreneurial level, being able to use a place of the Company to have employees already trained or with the possibility of continuing education obviously leads to a continuous and growing development of the same company; • On the same level, the value of the property has certainly increased, increasing the value of neighboring buildings that will benefit from the intervention.

Curriculum

Gianluca Brini has been a freelancer in single form since 1990, in 1998 he opened his own studio in Bologna, since 2005 he has been sole director of the design company GBa_studio srl gianluca brini architetto.
It operates in the area of urban and architectural design, dealing with the pure design, up to the executive detail, always aimed at the realization of the buildings through the direction of the works.
The project is always based on the "critical propositive" method, which is constantly investigated even in theory.
Over the years he consolidated his internal structure and the external network, allowing him to develop complex projects in an integrated and coordinated way, also with public clients.
It has been awarded locally and nationally, and subsequently internationally.
The twentieth anniversary of the activity in 2018, sees the foundation of GBA Lab, training and research laboratory, directed by Eng. Riccardo Brini
