The King Portland Centre at 620 King Street West is a 13-storey office building and a 15-storey rental residential development in the heart of the densifying King West District. Stepping back from the street, the base podium features large, bricked arches to frame the ground floor retail and help connect the existing buildings with the new. Respecting the material form of the neighbourhood, the development seamlessly integrates with the existing Victorian commercial building to the east and three renovated rowhouses, unifying the existing interior lanes and courtyards. A curtainwall glazing with curved corners differentiates the office levels from the red-brick King Street frontage and Kingly Condos that connect to Adelaide on the north end of the block. The 35,000 square metres of new space is supported by amenity terraces for the office workers and residents, as well as three levels of underground parking. A true mixed-use project, the King Portland Centre assembles a complex block of disparate buildings and functions on an irregular-shaped site into a cohesive village-like neighbourhood with a vibrant inner block life. Placing the pedestrian experience at the core of the design solution, the internal laneway network gives the block its unique identity and porosity, allowing for exploration on foot beyond the main street. These underutilized spaces are activated via pedestrian and cyclist-friendly pathways, vibrant restaurant patios, and brick arches, masonry piers and modern glass curves that connect old with the new, while providing direct connections to Adelaide, King, and Portland Streets. With a guiding principle of long-term sustainability, the project deploys an advanced technology and strategy for maximum operational efficiency, performance and comfort, creating a live-work-play environment adaptable to needs, and focused on the health and wellbeing of its inhabitants. The King Portland Centre was carried out with an integrated design approach to meet its sustainability requirements with both components achieving their targets. King Portland Centre, the office portion of the development, is LEED® Platinum registered and features PV panels on the roof, while Kingly Condos, the residential portion of the development, is LEED® Gold registered. In conjunction with the LEED® pursuit, the office tower’s overall energy consumption was designed to be at minimum 18% below ASHRAE 90.1 model building or 25% below MNECB model building. The building meets Toronto Green Standard Tier 1. The project received a 2019 NAIOP Greater Toronto REX Award for Office Development of the Year and, more recently, was the recipient of two 2022 Council for Tall Buildings and Urban Habitat (CTBUH) Awards for Best Tall Mixed-Use Building and District/Master Plan Scale.
