A new architectural and engineering redevelopment of an existing office building located in Milan (Italy), via Bisceglie 95 in Milan, property of Sviluppo Immobiliare Corio S.r.l.

The regeneration is the result of the joint effort coordinated by the property, SIC Sviluppo Immobiliare Corio S.r.l., historic Milanese developer, involving the architect Stefano Belingardi Clusoni, founder of BE.ST Belingardi Stefano, as Design Architect of the project and artistic director, and the team of L22 Civil Engineering that planned, managed and executed the renovation project by coordinating architecture, systems, LEED certification, administrative procedures, safety and construction management.

THE BUILDING

Composed of two main volumes, with a height of six floors for about 8,500 square meters, as well as an eternal area and an underground level with parking spaces and technical rooms. Frame Building maintains its office vocation by becoming even more efficient, flexible and elegant.

The original single-material building characterized by a great symmetry of openings, presented an interesting architectural layout: a large horizontal plate that meets a vertical volume.

The idea was to break the existing pattern by creating a new material hierarchy, where the large base - which represents the ground connection of the building - is broken by the upper volume. The latter rests on a podium, which in the existing building represented a technical roof and is now reborn as a roof - garden.

The metal elements that oscillate vertically on several planes generate horizontal cuts in the string courses, which, create a new harmonic tension and, thanks to the lights integrated in the façade, allow the property to live, even at night, like a large lantern for the city.

The new project transformed the symmetry of the existing building into an opportunity through the creation of FRAMEs around the windows. These break the symmetry and strengthen the individual elements of the windows by turning them into telescopes towards the outside and allowing a 360° view of the surrounding urban context.

The project involved the entire building starting with the new entrance hall, enlarged taking full advantage of the double height of the horizontal base. The attention to the quality of the external spaces, the intertwining and their connection with the interior of the building are a recurring theme of the project, that, since the start, aimed at obtaining greater vitality through the enhancement of the permeability of the building.
The technical roof located on the first floor has been redesigned to accommodate a green terrace of almost 2,000 square meters visually connected with the park in front of it with paths and relax areas.

In addition to that, on the fifth and sixth floors, double-height terraces for exclusive tenant use create interesting discontinuity on the façade and allow the occupiers to enjoy modern office spaces that transition from indoor to outdoor, and easily cater for private events and meetings in the external area.

INTERIORS

The internal redevelopment was carried out in the common areas (hall, elevator lobby, courtyard), in the central core, with the positioning and installation of new bathrooms and the floor electrical panel, and in the areas intended for offices.

The building’s hall that has been tripled in width and doubled in height, leverages its industrial character to gives breath and recognition to the building.

All interventions carried out within the building are all aimed at maximum flexibility for future tenants, both in terms of layout and in terms of systems and technical equipment. The organization of the office spaces can therefore be modulated according to the needs of the tenants (ideally two per floor) and designed to facilitate the activities of the different work teams.

The net height of the typical office floor of 2.90 meters, the high windows, the depth of the floorplan of about 5 meters: all contribute to the sense of breadth and brightness of the surfaces, which is enhanced by constant natural lighting granted by the building’s EW orientation. 40% of the façade can be opened and allows, in any type of layout, quick air changes on the floor, a particularly sensitive issue in a context of pandemic. The double metallic skin draws horizontal and vertical geometries that reflect natural light and modulate artificial light, combining functional logic with a timeless architectural choice.

In the virtuous redevelopment of the building, great attention was paid to the equipment and the quality of living the spaces. The intervention involved the complete redevelopment of all plant aspects of the building and improved its characteristics and performance. The production systems, distribution and lighting systems have been replaced. Through the complete LED relamping with LED, interesting results have been achieved from the point of view of energy modeling, obtaining, in the calculation of consumption, the largest possible number of credits. The project involved the property, the design team and the consstruction team, who worked in a cohesive and aligned way to obtain the LEED Gold pre-certification. Compliance with regulations in terms of energy performance, the installation of multipurpose production systems and variable flow machines, complete relamping, the use of BMS control systems for the entire building: all this has allowed to guarantee flexible spaces with better internal qualities for future users

Curriculum

Stefano Belingardi Clusoni was born in Milan in 1987. He graduated from the Mario Botta’s Academy of Architecture in Mendrisio, Switzerland. He won the award for the best Master project according to the SIA A&C (architecture & culture) jury. In 2007 he worked at EMBT Miralles-Tagliabue office in Barcelona and in 2009 at Cino Zucchi Architecture office in Milan. In 2010 he won an erasmus program at the Charles Rennie Mackintosh School of Art in Glasgow were he got the bachelor. In 2011 he worked for Daniel Libeskind’s studio and in 2012 still for EMBT Miralles-Tagliabue office in Shanghai.In 2013 with the winning of a competition he founded his own studio called BE.ST (Belingardi Stefano Architect S.r.l) that today follows international scale projects in Italy and abroad.This year 2020 was selected inside the best italian architects under 40. He is currently involved in the following projects for office building in Milan: FRAME Building in Lorenteggio and Prisma in the Isola district.
