As opposed to most office buildings of the closed typology, this design creates offices which open out into balcony spaces at each level.
In addition , large community terraces punctuate the building creating landscaped volumes on all floors.
In response to the hot climate with temperatures in excess of 30°C for most of the year, movable wood screens sheath the entire façade to reduce heat gain .
Public spaces including a cafeteria, gym, conference rooms occupy the lower ground floor. The lowest level provide car parking space . The roof top terraces created as a community garden for the users of the building.
The building is punctuated by an atrium with open circulation spaces on its perimeter.
The design renders the building energy efficient and creates large landscaped spaces with offices that do not rely on artificial ventilation & artificial light with sufficient daylight & natural ventilation.
