King David Residences is a truly landmark development in Georgia’s capital, comprising one of two beautifully designed towers located in the very heart of the city, on the bank of the River Mtkvari, between Heroes Square and Queen Tamar Bridge.
The majority of Tbilisi’s many attractions are located within a 10–15-minute drive of this very central location.
Standing 32-storeys high, King David Residences is the taller of the twin towers, offering stunning views over the city from most of the floors.
By being part of mixed-use development, residents at King David Residences get to enjoy all the project’s facilities right on their doorstep. These facilities include a large indoor swimming pool, a fully-equipped fitness center, and five different restaurants, including a rooftop restaurant at the top of the tower.
The Residences are totally separate from the rest of the project, with 24/7 security for the building. All residents here will receive the same truly luxurious treatment that could be expected from a five-star hotel, including a spacious reception and lobby area, a concierge service, and a laundry.

Mr. Pkhakadze's luxury apartment
Located on the sixteenth floor of King David Tower in Tbilisi, on a level of +55 meters, this beautiful 200 square meters fully glazed apartment develops around a long corridor like the rib of a leaf.
Studio D73 was immediately entranced by the potential of the space owned by Mr. Pkhakadze and decided to articulate it so that every room could enjoy the light and the breathtaking view that makes it unique. The result is an elegant but - at the same time - youthful apartment, designed to enjoy all the comforts of a luxury hotel and the facilities of a villa, thanks to the two spacious bedrooms with a dedicated bathroom and changing room, a guest toilet, and a huge open space living room.
The brightness of these environments is reflecting in every room, thanks to the precious wall coverings of Lithos Design and the best Ariostea ceramics, in a game between the warmth of wood, and geometric and linear shapes.
The rooms have a sportive and innovative mood combined with a classic tone, brought by the FLOS lights. They both have direct access to the bathrooms, furnished with Villeroy & Boch elements and GESSI mixers.
Large walk-in closets allow the apartment's inhabitants to dispose of all the space necessary for their clothes and their fitting, while the large bathtub in the master bedroom offers moments of relaxation after a busy day in the city.
Going along the corridor to the end, you reach the fully glazed central area, the flagship of this project. This is where Studio D73 enhanced the high offset columns, making their ivory color reflect the stunning surrounding landscape. In this living room, so bright and harmonious, you can enjoy a good glass of wine stored in the elegant Iglu wine display or relax on the sofa that enjoys 360 degrees view of the city.
The TV cabinet and Zampieri’s kitchen help to give a touch of character to the open space environment highlighted on the ceiling with a balance between geometric lines and circles of light.
