ESG - Environmental Social Governance  /  Future
Mino Caggiula Architects
Gen Alpha is a progressive architectural project that aims to settle in an urban context by studying its present and future historical peculiarities through microscopic and macroscopic aspects, with the goal of making different generations live together in the local political and economic fabric through a comprehensive, ever-evolving vision.

The planimetric and volumetric structure guarantees sunlight at all sun angles to all of the living spaces.

The separation into two different buildings creates a square in the middle that brings together all flows, existing ones and future ones. Hence the idea of a square covered by a building that acts as a bridge: it brings together the users and allows them to stand in the open air within the central space, the beating heart of the volumetric composition.

Maximum versatility is guaranteed by the rational interior spaces, while always keeping the interior volume perfectly aligned on all floors. In the future, depending on their needs, the users will be able to divide the sections as they wish, of the open spaces as well as of the terraces, both in the public and the private sphere.

The preexisting, ever-evolving flows transform into an energy that is capable not only of bringing together the users in the central square, but also of moulding the architectural shapes.

TECHNICAL DESCRIPTION:

Building with the Gen Alpha as the key to the future, respecting all generations.
Starting from people’s needs and transforming them into flexible architecture.
At any time and in any way, it is up to the client to decide which themes to examine and experts to involve, in total freedom and according to needs.
Our Developer-Architects approach focuses on the obvious cost optimisations on one hand, but above all on the balanced maximisation of revenue and the intrinsic value of the market asset.
Costs & Revenue

Structural Concept:
All loads are vertical, from the foundations to the roof, thereby optimising the dimensions, thickness of the structural elements and in general the amount of material used.
Ribbed slabs allow bridges to be built without the need for pillars, providing a maximum level of flexibility while optimising construction costs.

- Prestressing as a solution for maximum structural flexibility at the same price.
- Reinforced concrete pillars and stairwells with prestressed reinforced concrete slabs.
- Prestressing is a common technique used among companies, allowing the execution of large spans and overhangs with limited thicknesses, at the same construction costs and with greater executive speed compared to classic reinforced concrete solutions.
- Steel for rebars with a recycled content > 90%.
- Recycled aggregates according to the maximum permitted by local requirements.
- Locally sourced materials to reduce greenhouse gas emissions due to production and transport (Embodied Carbon Emissions).

As can be seen from the costs & revenues study of the bridge structure, he represents a sustainable intervention that reaches twice the monetary value of its construction costs.
The Gen Alpha Bridge establishes an equally added value from a conceptual and architectural point of view, enhancing the value of the entire real estate investment.
