412 West 15th Street is an urban office campus consisting of a new 18-story tower on a 100’ site along 15th Street linked to a renovated landmark district building at 413-419 West 14th Street. Collectively, these structures form a 225,000 SF complex with flexible work space, and commercial indoor/outdoor environments that maximize river and city views. A new 15’ tall glass and steel canopy was added on the 14th Street side to define the entry along the 250’ of retail frontage which links to a through-block connection to the lobby at 15th Street.
Responding to the vibrant spirit of the Meatpacking District, the architecture and interior design take their cues from the existing neighborhood fabric, creating a new office campus that harmonizes with and enhances its urban context. The new office tower’s facade is comprised of a unitized curtain wall of reflective glass in multi-story “boxes”, framed by custom dark metal architectural panels with a triangular pattern that read at the city scale and provide a modern interpretation of the neighborhood fabric. The east facade of the upper floors are enclosed with curtain wall in front of an expressed steel bracing structure. Remnants of the building’s past are evident in the adjacent historic structure on 14th street. The exposed masonry interior walls, timber columns and large skylights at the top floors have been adapted as part of the office complex. A new penthouse on the East side of the site opens to panoramic views to the south and a new roof terrace sits atop the three-story portion of the building with access from the elevator core.
Inside, the lobby presents contrasting blackened stainless steel walls and terrazzo floors, lending a modern, downtown vibe for tenants and visitors. The nearly column free upper floor layouts offer high ceiling heights and flexible floor plates, allowing unlimited possibilities in work space interiors for tenants. Five outdoor terraces and a sixth terrace on the top floor of the new tower provide opportunities for working, meeting and relaxing, while drawing a parallel to the nearby Highline Park. The connection to the outdoors through full height glass windows, terraces and flexibility of space leave behind traditional notions of office environments and offer opportunities to integrate a productive work environment with play. The program and design have been developed with TAMI (technology, advertising, media and information) companies, who have made the Meatpacking District a destination in recent years, in mind.
