Burgeoning downtown Los Angeles has seen a dramatic densification in recent years and with it an exciting opportunity for innovative residential tower design. This residential development in the South Park area eschews the simple rectangle often seen in tower design and pushes and pulls the corners to showcase spectacular views to the neighborhood, give the building a more definitive presence at the intersection of one of downtown’s landmark streets, and to maximize natural light and ventilation.

Integrating into and engaging the neighborhood rather than turning its back to it, the 22-story, 151 unit tower creates “activity” at the parking levels with a rippling patterned skirt veiling the movement behind. The white pattern, whose ocular arrangement was developed after extensive model and prototype studies, offers glimpses through to the building behind, and mirrors the activity at the street level. The urban engagement moves from the street up the building to the treetops, encouraging a porous communal mixing of residents, visitors, and passers-by. This street-level will be activated with retail and restaurants that wrap the entire building. On the 6th floor resident amenities will include a pool, barbecues, and gathering/event spaces.

Balconies at select locations provide openings into the building forming a physical and visual connection to the rapidly developing neighborhood.

This project, located in Downtown Los Angeles’ South Park, is the first new condominium building downtown in almost a decade. The massing of the building adds energy to the intersection of 11th Street and Grand Avenue. Oversized glass cubes on the upper levels extend out over the lower portion of the building. Strategically placed, the cubes activate the upper facade and draw attention to the intersection. The cladding on the above-grade parking podium takes its inspiration from the pattern on a Gucci skirt; the metal panels create a veil of ever-changing movement as onlookers pass TEN50. Amenities for the new space include a pool deck, spa, private dining room and kitchen, screening room, community lounge, fitness center, yoga room, and business center on the sixth level, and a drone landing pad on the roof. Retail and restaurants wrap around the ground floor.
